You should be on a Mastercard advert.I adore it when people cannot intelligently contribute to free debate, and become entrenched in school playground type antics and comments.

Why not include the bottom and the top they are when stagnation occurs.
Otherwise you are saying show me a horizontal diagonal line??
Nominally pretty much from 1992 q4 - 1995 q4 would that be long enough for you?

I didnt meant point of inflection (i do apologies - further maths was a long time ago) - i meant simply when you go from inflation to deflation or vica-verca - ie in a peak or trough. Im calling this the peak. 92 - 95 was clearly the trough.0 -

Interesting why a landlord has to be over leveraged, why would that be?Chuck Norris can kill two stones with one birdThe only time Chuck Norris was wrong was when he thought he had made a mistakeChuck Norris puts the "laughter" in "manslaughter".I've started running again, after several injuries had forced me to stop0 -

Yes so you are asking for a point of stagnation in either a boom or a bust?
Like I said a horizontal diagonal line.
You only get stagnation at the top or bottom so why ignore those points.
Your argument is there is no horizontal land if you only look at the up and down slopes of mountains.
But you are ignoring periods as long as the crashes so I fail to see why you would do that TBH.0 -
angrypirate wrote: »HOUSE PRICES NEVER STAGNATE. They go up, they go down, they have peaks and they have troughs. The last trough was April 09 (as detailed by the Halifax in their report). Im calling this period of apparant stagnation as a peak and house prices are going down again
I guess your right in a way.
look at this graph.
Over the last three years there have been many monthly peaks and troughs.
some months up and some months down.
What would your ascertation be over the 3 year period be?:wall:
