Normally it would be 4-5 dogs + puppies. So nothing unresonable I don't think. I had 12 here at one point in the past but that was too much!!!
I think the planners might get uppity about this. You say that you are selling some of the pups to pay for food for the others. They would not be interested in whether all the sale proceeds go in feeding the dogs - a loss-making business is still a business. However, you dress it up, you are really talking about a total of 12 dogs + puppies on site quite a lot of the time, and that's likely to upset some neighbours - as you've seen from comments here. So, even if the covenants aren't a problem, you need to look into the planning position too.
All the comments here have been quite useful, even the negative ones that you don't want. That's the point, isn't it? You don't want a rara fan club of dog lovers urging you to go ahead into possible disaster.No reliance should be placed on the above! Absolutely none, do you hear?0 -
May be worth downloading the deeds of the neighbours. If theirs show a similar restriction then it is likely they can enforce yours and vice versa. Obviously the urine smells as does the other stuff that comes out their back end. Bleach and keeping the yard clean stops most of the problem.
No, it's the dogs coat that smells. Short coated breeds tend to smell. Labs seem to be the worst.So that must mean my house smells like theirs. I run a tight 'ship'. I'm not some chav that breeds dogs for some quick cash. I spend most evenings cleaning, washing and feeding my animals. Please don't just presume we're all dirty ****ers, as I'm not.
The breeder we bought our Boxer from had a very tidy house, but there is no escaping the smell of short coated dogs. She was one of the top Boxer breeders at the time and I just saw one of her breeding listed on the British Boxer Dog Champion site. My short coated dogs (including the Boxer) smell more than the longer coated dogs.
All animals tend to smell, but sometimes when we live with them, we don't smell it anymore. I had horses too and could never smell them, but non animal people could smell them. I don't have horses now, but recently went to watch the show jumping at Olympia and the smell hit me. I always went to Oylimpia/Wembley/Hickstead when I had horses, but never realised how strong the odour was. Smokers can never smell themselves either.
I always remember Jonathan Ross saying on his show that he could never work out why nobody wanted to buy their London house. They moved to the country and left their London house empty. One day he went back to their empty house and the smell of cats hit him as he opened the door. Then he realised why it hadn't sold. They couldn't smell their cats while they lived in the house. Do you walk them too?RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

You need to find who made the rule in the first place and also find out if your new neighbours will be miserable dog- haters. Covenant or not, they will be a pain in the a**e if they are paranoid about dogs. I bet they will still have horrible, noisy, destructive children though who they think are little angels.
Please don't say your GSDs are not good with children? I grew up with lots of GSDs, as did my children. I really hate it when dog owners (especially GSD owners as GSDs are "my" breed) blame the children for their dogs antisocial behaviour around children.
Poor breeding has caused lots of health and temperament problems in GSDs, so I only buy my GSDs from well known breeders with a proven breeding record of good health and temperament.RENTING? Things have moved on from the 30's, this was a time where most didnt have cars!
I'm very considerate to everyone around me, I don't listen to loud music, throw a party each night stretching in to the morning and don't deal drugs from my front garden.
At 25 years of age I think I'm quite mature and understanding and would hate to put others out for the sake of myself.
But, saying this. Although I'd want to get on with my neighbours It might not be possible to do this all of the time. So regardless of the noise (which will be small)and the smell (which will be limited). I want to make sure that they can not 'touch me' through this 'stupid' clause which I'd have to continue upholding if I buy this perfect home for me and my 'smelly and noisey' dogs
I love dogs but I wouldn't want to live next door to a breeder. This is NOT your perfect home, as there is a covenant expressly forbidding you keeping more than two dogs. Maybe the neighbour is allergic to dogs, maybe they work shifts or have insomnia and the 'small' noise will not be so small to them. I know of several people who partly chose their apartment as the development did not allow pets.
I have a cat and I completely understand that others don't feel the same way about my pet as I do, why don't you get that? If you were as mature as you claim you'd know rescues are overrun with with unwanted dogs, including Boxers.
