Buying a house Dog related Covenant/Condition, help please.

Hello,
I've found some very good information on these forums but nothing quite on the topic of dogs restrictions implemented via covenant.
I will explain the situation.
I'm looking to buy a house, detached, semi rural with a large garden with a view to continue my cause in life for breeding dogs. I don’t have many, with puppies its normally under 10 at any one time. I'm not a large breeder I only have 1 or 2 litters a year.
My solicitor advised me today by letter that this 'perfect house' has a covenant on it dating 1938 (when the house was built) stating.
..."And not more than two dogs at the property which includes any land or buildings outside the dwelling house but forming part of the curtilage of the property"
****. Was my first thought.
So I've been trying to read up about these covenants, possible use of an indemnity policy and realistic likely hood of being taken to court if I move in. Knowing this is in place and knowing as soon as I move in, I've broken this 'rule'.
Where do I stand please?
Would an indemnity policy covering me again court action be good enough here?
Is the covenant soo old that no one cares any more?
I'm really gutted, this is the perfect house for me and my dogs but now I'm soo unsure of what to do.
Please help!
Thanks
Jon

If you're breeding dogs, wouldn't that require either planning or change of use?0

You're allowed to have 3 or less litters of puppies per year without being registering as a 'breeder' and getting a licence.
But then that's not what I'm thinking about at the moment...0 -
God I'd be mortified if a neighbour started breeding smelly/noisy dogs ... and would get straight onto anybody that could shut them down.
Being registered is one thing, but running a business would still be occurring without registration. Registration's more about good animal keeping. Running a business is another matter.0 -

Who has the benefit of the covenant? Speak to your solicitor as this is the sort of advice your paying him for.0

Act in haste, repent at leisure.

What does "semi rural with a large garden" mean? Do you have neighbours, who might be Pasturesnew or cloudcucooland?
Seems to me there's a covenant you'll need to sign/agree to, but which you intend to break.
Indemnity insurance? I took one out last year in case I got done speeding. Now I bomb around in my Ferrari at 130 mph! Great fun! Points on my licence? Nah! I'm indemnified!0 -

Yes two. One to the right, one to the left. None to the rear. Hence the description.Seems to me there's a covenant you'll need to sign/agree to, but which you intend to break.Indemnity insurance?
