Agree with Fiddlestick - before you go for all the suggestions -Just ask would she give you some compensation? Just maybe she is not that bad but would be happy to reimburse you for looking after her property. Coming from her point of view does she know exactly what you have done and what it has cost? Just ask.. shy bairns get nowt!0

she has given you 2 months notice right, well just leave the garden alone for the next 2 months, ie dont do a thing with it and let it overgrow and then tell her you thought giving it back to nature was a good idea0

Just tell her you will be taking your improvements with you and reinstating the garden as it was. Simple0

nope shes just not that bad, just waited till they did all the work and is now kicking them out, not exactly what you would call good now is it0 -
Thanks for all the advice guys. i wouldn't have been so upset if she hadn't already told us we could stay as long as we wanted. She even went as far when we moved in as saying, "if you want to replace the bath with a shower, that's fine" - not prompted by us, so obviously something she wanted to do but didn't want to pay for. Glad i didn't do it - wouldn't be practical with a 2 year old anyway.
It's the way she went about all this that's annoyed us. She went from one week saying we could stay indefinately, to the next week coming home and finding a hand delivered solicitors letter on the door giving us notice to quit. At no point has she ever spoken to us about it - just cowardly! She is that bad!!
Almost forgot, since she gave us notice to quit stating that she wanted to move back in, a guy turned up on the doorstep to look round (without her telling us he was coming), saying "you know she's trying to sell it?". The guy reckons he asked her if she would let us know he was coming, to which she replied "no, just turn up, it'll be fine"! We knew she was batty when we moved in, but now she's really showing her true colours.0 -

Your deposit is protected, isn't it? And you do have written permission to do things, don't you? And you do have an inventory?

I'd be very tempted to change the locks (change them back when you leave) so no one can come in and spoil your quiet enjoyment during the last two months.
She's clearly not being nice inviting people to come and look round without asking.
Don't let people in unless youve pre-agreed in advance.
The garden: I'd be tempted to remove what I'd put in -but I wouldn't. I would however write asking for compensation for it.0 -
