I wouldn't advise doing anything to leave the garden is a worse condition than when you moved in if you don't want your landlady to consider making deductions to your deposit. It's also worth considering how important getting a half-decent reference might be for your onward move. It's tempting to think of ways of demonstrating your displeasure at having been taken advantage of in this way but it could backfire.

I think you should give the garden back as is and as a special bonus make sure it is well manured. A local stable may be happy to help you with that.

To be honest, I doubt i'll do very much to it, apart from remove hanging baskets and wall troughs etc and just leave the bare bones of the garden. It's unlikely we'll have the time with packing and moving, as we've already found somewhere. We gave her 4 weeks notice in return as we found a house very quickly and that gives me a certain amount of satisfaction!

    We live and learn (sometimes!).

Not sure about Chinese Knotweed but Japanese Knotweed is illegal to knowingly plant. Don't want to get yourself in more trouble as it can cost thousand to remove.

you prob don't have any legal recourse, whilst you aren't protected by the tenancy agreement in any way, you could possibly try to sue her for damages if you could prove that she intended to give you notice before you told her that you were going to do the work, but let's face it you aren't going to be able to prove that and even if you could it would be difficult to win, and the amount is just not worth bringing a claim.

you could just ask her for a reimbursement of some of the money given that you have improved the property. the only way you're likely to get anything out of this is if you can agree something amicably. worth a punt, in any case.
