    Thank you dander! Its becoming very clear that some people are here just to pick fights, and not to help with the problems posted! I'm sure that our noise making doesn't give them any right or justification for damamging our property, or entering without permission, they are totally seperate issues, only one of which I asked for advice on.

    Our Neighbour from Hell started drilling at 5.30 a.m. one morning and has been throwing down scaffolding at midnight some nights. He also uses grinders and chain saws all weekends. Id love someone who kept to the hours quoted. And the council werent interested when we asked if they thought those hours were acceptable for noise. Said to keep a diary of the noise for 6 months and they MAY be able to do something.

    how about fixing some trellis to the top of the fence? would maybe increase the height enough to stop an 8 year old being lifted over?!

    You can usually get the equivilent in the pound shops.

    We even plan it out so that any work done on adjoining walls is done during times when their child isn't likely to be asleep, and certainly not early in the morning.
    Do you have/need a Party Wall Agreement?

    For the fencing , long-term I'd grow a pyracanthus ... spikey/prickly bush, used as a deterrant against burglars and other ne'er do wells.

    We would love to grow some prickly bushes, but most are toxic to rabbits-ours live in hutches with run access, so anything toxic is impossible :(

    we are looking at increasing the fence height, and the costs involved. Its frustating to have to replace what whould have been an otherwise fine fence out of our own pockets when it has been damaged by someone else, and to know that whatever we replace it with will probably be damaged the same way (by the balls at least).

    Do you have/need a Party Wall Agreement?
    Sorry, missed your post before I sent my last message, what is a Party Wall Agreement and would it help or hinder us? bearing in mind the owner of the other side of the wall is the council, not the neighbour (may make no difference, I have no idea!)

    If you're making any alterations to the party wall you must have permission to do it. Plenty of info on google.

    According to http://www.communities.gov.uk/documents/planningandbuilding/pdf/133214.pdf

    Some works on a party wall may be so minor that service of notice under the Act
    would be generally regarded as not necessary.
    Things like:
    drilling into a party wall to fix plugs and screws for ordinary wall units or
    shelving
    cutting into a party wall to add or replace recessed electric wiring and sockets
    replastering
    may all be too minor to require a notice under the Act.


    All the work we have done is covered in this section, so I don't think we need a PWA, though thatnk you for bring it to my attention, I'd never heard of it before!!

    First thing I would do is report the sponger for benefit fraud. If he has to go back to work then he cant lift his kid over the fence during the day!!
    Some people don't exaggerate........... They just remember big!
