Is it way too cheeky to offer 75k under asking?

I won;t move outside Henley, it's a gorgeous town and IMo well worth the premium.I've lived here for years and really love it, it's the onyl place I've ever felt is home.

Ah well you'll be paying that premium then. I used to live not too far away (near Sonning) and my son went to Henley College. When I was looking to move last summer I did look at Henley but was not prepared to pay the 30% or so premium. There are many places within a 10 or 20 mile radius that are lovely but more affordable - I ended up heading north and have lovely views of the Chilterns and have the towns of Wallingford and Thame nearby which imho are every bit as nice as Henley but without the hooray henries!
For every complex problem there is an answer that is clear, simple and wrong.
