I'd offer what you think it is worth, when selling properties I've never taken offence at low offers (or any offers for that matter!) - the sellers will make a choice about whether they want to sell at that price.

The vendor will almost certainly decline an offer 75 k under the asking price . You can check the selling price of other properties in the area using this link .

Mandi, I've used Mouseprice but most of the similar houses are still HA so no prices. I've compared with surrounding streets, taking into consideration differences such as parking or lack of, period v modern, etc.
Thing is it is vastly overpriced. My EA even said so when I was chatting with him today (different EA obviously).

Try not to get over stressed , and yes by all means try the offer . If it is declined , ask the agent what price the vendor would find acceptable .
Why it is so overpriced though , i wonder .

I can't believe you're asking.
I see many houses that are "good on price". One I saw yesterday, bloke bought it in 2007 at £127k, has since upgraded it, rewired it, done stuff, it's now on at £95k. Price would appear to be "good", but it's still not a house I'd want (even at £30k).
Do you WANT this house, or are you being sucked in by a perceived 'bargain'?0 -

That way we can be of more use as to helping decide if in fact it is overpriced.
Which to an extent is irrelevant as if the buyer is not very motivated to sell then they can 'ask' what they want and maybe even if it takes 10 years they can hold out for it.
You on the other hand have a budget- and if you do not ask you do not get. You have nothing to lose in asking- but a lot to gain if indeed your vendor wants to sell anytime soon.

yeah - does sound a bit low to me too.
Are there no other houses in town for sale - surely you can judge against what you else you can but for 375k, 445k etc and decide what it is worth?
Is your sale really so important to maintain given that you have had such a big price drop forced on to you? Would you not be able to sel again fairly quickly at the reduced price (or higher)?My goodness which part of the country do you live in when ex LA end terrace cost this much!I think....0
