    WOW, what a price for this house,(and others in this area) and I thought I lived in a posh area down south.

    I can understand why you think its overvalued but like it, its got small rooms for the money, looks like ex council, and maybe next to a noisy family, but I think has nice garden and looks kinda homely from the outside.

    Irrelevant now if vendor won't accept lower offers in the range you are thinking anyway, buty house looks OK from outside and doubl;e garage is big bonus. As you say pretty small rooms for the money (maybe not for the area though I guess)

    Is the compromise going to be moving to outskirts of central Henley and getting more house/land for your money?

    Part of Oxfordshire/Surrey etc are just seriously expensive (but have been for a long while so nothing new)

    I won;t move outside Henley, it's a gorgeous town and IMo well worth the premium.I've lived here for years and really love it, it's the onyl place I've ever felt is home.

    Twyford is not very nice, and isn;t on the river. I definitely wouldn;t live there.

    And yes it is an odd shape but when you are in it you don;t notice it.

    The rooms are actually big for Henley! Most places we've looked at you can only get a bed in each bedroom, no wardrobes :eek:

    Anyway offer rejected (did I say that before?) so back to drawing board.

    The OP's problem is the property has only been on a couple of weeks and it sounds like the person selling is not a distressed seller. The CGT issue will only effect him if any new law is delayed until April 2011 and even then he still got until the end of the year before he starts worrying.

    There is nothing wrong with offering 16% off the asking price somewhere me recently sold for about 15% off but the property had been on for over 3 month's and the sellers needed to sell.

    I suspect it will be at least 3-6 months before this guy gets real if ever at all. There are overpriced properties round my way which had been on for over a year with no price drops and no signs of selling.
  • Also remember that if you paid what he was asking and the mortgage valuation came in at a lot less then you would not get a mortgage to cover the agreed price.

    (I'm assuming you need a mortgage and not a cash buyer).

    P.S. I work in Henley and its very nice!

    Ha ha! These days I keep a baby in it but when she was little she hated being in there so I'd end up wearing her in a sling and pushing the empty pram! It confised people a lot cos they tended to think my sling was a different kind of sling ie not for a baby but a broken arm! :rotfl:

    Seller rejected. Don't give up though - there's nothing wrong in offering what you want to pay.
