What made you go and view a house £75k over your budget? That must be frustrating?
The house may be overpriced - possibly - but the vendor and EA obviously don't think so. Unless he's suffering from some kind of emotional disturbance (including the EA0 I don't see how anyone in their right mind will market their property at 75k over the market value.
If you were selling a property and someobe offered you 75k less would you accept it, eh?:cool:
You might be better looking at properties in your budget - or looking at a cheaper location. Remember - location location location!:D0 -
Bid what you think it's worth. No embarrassment in that. In fact if it is overpriced you're doing them a favour as they may realise their error/greed.0

Personally I would forget about it... some things are just priced unreasonably - they are unlikely to sell, but the owner probably does't really care (he is just seeing if he will get lucky...).
As others have said, it sounds like a far from ideal property anyway. Although compromises have to always be made, maybe this is fate? A much more suitable house will be along - at a more realistic price - very soon?
Have you thought about selling then renting for a while? Too much risk or hassle?

breadlinebetty - it isn;t 75k over our budget. It is 75k overpriced. Not the same thing at all. Just because we have £x doesn;t mean we wish to spend it all. I know I said I always thank people who post on my threads, but for you I;ll make an exception. Your ability to (wilfully?) misunderstand everything I've written astounds me.

No, not a surprise... rental prices vary quite a lot here (depending on what else is on the market at the same time), but some times they are shocking...
It is a shame, though... selling - and becoming chain free - is a lot more "civilised" (and less stressful) way of doing it.
It is a REALLY funny market - not nice to be either a seller OR a buyer in my experience!

That's just YOUR opinion it's overpriced - you're not an EA or a surveyor - so I don't know what gives you the authority to say how much the house is worth! And why go and view a property that's overpriced in the first place? You're wasting your ime doing that.
The vendor doesn't think it's overpriced, and neither does his EA. You say other EA's have told you it's overpriced, but that could be a ploy to get you to buy one of thier properties!!;)
