So the title is wrong - fine, I am happy that you admit it, so why not change it?
What would you prefer it to be changed to?

By definition a 7.9% Yearly increase is unsustainable and could be defined as booming.
It really needs to be down to about 3%
When you look at the wider picture, it just is a recovery from the previous months decline.
In the wider sence we see stagnation, but looking at the YoY increase (certainly at this months figures), you would not be incorrect to say they were booming.
It is important however to look specifically at your own area.
There is no comfort in looking at the countries averages if your own personal location is not doing so well.:wall:

Maybe you need a new definition of "average"
Scotlands average YoY increase is 7.9% is unsustainable and would mean house prices doubling in 10 years if compounded.
Of course we understand that averages mean that some will be less and some will be more than that average.
Fortunately we can also see the errors of comparing one months data with another and see the longer term stagnation that is actually happening.
Hamish is using this months extremely good data, where it coumpunded with the dip this time last year.
I doubt for one minute he thinks that the figures will look so good next moneth and I personally doubt that he'll be able to compare against 07 when July comes around:wall:
