    You've raised thsi point before, and the answer is that it depends on what claims were made by the sellers. Also, for example, was it a collective investment scheme?

    I have raised the point before, and as far as I can tell nobody has answered it.
    I have seen the brochures from one of these companies and at no point does it guarantee they will get the planning permission. I cannot see where any offence has been commited on this basis.
    I am happy to be put straight though if anyone has any documentation that does promise the high returns within any fixed timespan.

    They are more careful what they put in writing, but I've certainly had outlandish, fraudulent claims made to me over the telephone by one of these companies about their past performance. I was told that two of their sites had already been rezoned for residential use and were sold on with large profits. When I pointed out that their company had only been established at Companies House 5 months previously so I was surprised about this claim, they clammed up and sent me an email contradicting what they had just said on the phone. And yes, of course, that was fraudulent.

    But surely if someone was going to invest 10s of thousands, they would base it on what they had in writing, not what may or may not have been said in a telephone conversation which is totally unprovable.

    That would be prudent, but many people get taken in nevertheless. It's still fraud if it's verbal, just harder to prove.

    I just don't get it, it seems difficult to understand but I am probably missing something.
