I think you need to tell more about what you tried and details of the situation. Go though absoultely everything. As long as there no ongoing legal action and you don't directly identify the person there nothing wrong with doing so.

We have 12 weeks. it all depends on values for auction i mean if market value is £265000 which it could quite poss be then to take a knock and get £245000 I would be happy.... i would not be happy at under £240000

Where can i find out what the fees are for auction?

If you want to move on, anything that pays of the debt is enough.

Rent it to someone even nastier than they are.

Don't forget to check your insurance if you don't occupy for an extended period if it did burn down you might not be covered.

Is it a semi or detached?

Maybe we could start a fund and pay someone to go round there and..ermm...hurt them?

I'm sure, by hurt, you must mean something like criticise their curtains. No-one would advocate violence.

    Hopejack,

I know it may not seem it but I am thinking very clearly. This is not something that has just happened and we have been building up to this point for a very very long time.

We have just realised that all thats happening is it is effecting us emotionally to the point where it would be better for our wellbeing to walk away

In light of the auction fees etc I see there no point going straight to that, we might as well give it a stab at the open market at an enticing price..

The thing with the council is, whats thepoint in renting to HA if I can rent it through a letting agent for much more? I was only considering HA because I thought I wouldnt have anything to do with it but I am certainly not taking the reduced amount to then have to be the landlord and manage it!!

Its a semi and we have ensured the HI is still valid

We agreed about renting it to someone nastier, but how do you do that when using a letting agent, "scuse me I want the meanest bast***d on your books and i'll knock fifty quid off :rotfl:

I well remember a friend quite a few years back who lived in a house in a rough part of Manchester. A baby breeding, drug taking scrubber moved in next door (BTL) and caused havoc on the street. after many months, another girl.. (well 'ard salford girl) who was looking for a house to rent went to the landlord. She paid him a month up front, knocked on the breeders door and said.." ive paid a month upfront..be out by saturday"...job done...
Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..

Thing is, depending where you are in Sry (!), Sometimes it's more profitable to rent it out through the LA, secured tenancy, assured income and you could get someone in quick.

OK so you'll not know who they are but there are many desperate people on the waiting list that would rather rent your place than spend another 6 months in a hostel or with family that really has become unbearable. Speak to the housing officer, you've 2 months to someone in there paying the rent.

You're going to have to find the funds anyway to rent somewhere else so why not try hold on to your capital.

Unless you're on benefits yourself this income shouldn't affect you.

    I see your problem.

ps - I am genuinely sorry to hear the situation you are in. Nothing affects your life like bad neighbours and it difficult to resolve.

Hi Miss Messy, so sorry to hear of the awful situation you're in. Can't offer any words of wisdom other than the auction route, as has been suggested before, and the quick-buy schemes, although they offer a lot less than market value, when you have no one else to sell to, maybe it would be worth just finding out what they would offer, and put it down to your worst experience and move on thru them? Not sure how far you got down this route...I would only use them as an absolute last resport.

No idea who would be the best, just hope whatever you do/decide, you can be rid of this horrible nightmare once and for all.

    All the best,

    Az
