    In my area, Bucks, the LA - Housing assoc is selling off stock, they simply are so skint they don't have the money to buy back like they used to.

    I know you want to move on an need to but your situation really angers me and it just unacceptable. I believe you have tried everything and can't divulge too much but can I ask do have other owner occupiers in the area you could get together on this.

    There comes a time when you have to throw in the towel, but could you not find a little fight left in yourself to resovle this to your benefit???

    We have 12 weeks. it all depends on values for auction i mean if market value is £265000 which it could quite poss be then to take a knock and get £245000 I would be happy.... i would not be happy at under £240000

    Where can i find out what the fees are for auction?

    I understand they take about 10% commission but don't take my word for it. You could be not thinking too clearly on this as not only have to had to move out or the home you BOUGHT but you will be homeless. THese are extreme circumstances and I think you need to step back and take some time.

    Can you stay with family ?
    Pitch a tent??
    Or just move back in a wack the music up and play them at their own game.

    No - stupid suggestion but you're obviously intimidated to get this far.

    Otherwise, I'll come round myself and knock their ............Block OFF!!

    You're right on both fronts. Bad enough the authorities do sweet FA about it but I've been threatened, single girl, live alone, by these types before and do the neighbours get involved? NO!!

    Would they come to help me in such a situation? NO!

    They twitch their curtains, don't get involved and would'nt help you for nothing. Because they are intimidated too.

    I'd happily contribute to that!

    Time to start treating these people like they don't wanna be treated themselves. Also saves time on trying to the authorities involved.:D

    Thing is, it would need commitment as to annoy and upset them you'd need consistant harrassment over a long period of time.

    Clearly there is more to this than just 'noisy' neighbours as some have said. The OP mentions child protection etc, that for me would be enough to realise there is not going back :(

    I agree that the OP needs to take a bit of time as you can tell from their posts that they are not thinking as well as they could BUT it doesn't sound like they have that much time to play with sadly.

    Like I said earlier, I think you'd be very very lucky to get enough to pay off your mortgage and cover around 10% auction fees (+ VAT) in the current housing market.

    If you did let to HA tenants via the council, whilst it's not going to totally cover your costs, would it not help enough that you could get by? I know it means managing yourself but I can't see many other options if you go down that route?

    We did stay with family initally but it all got a bit much lol... we can go back to family briefly but logistics mean it wont work for more than 2 weeks.

    The latter idea being a bit unrealistic, I'd suggest the first. Stay there with them and involve them. I'd even pay them the cash to sort it as looks like you're only gonna lose that money anyway with having to sell at auction.

    But seriously, glad we've cheered you up (if you don't laugh you cry and I'm sure you'e shead enough tears over this) but I'm for sure we can help you help yourself here.
