Am very sad to hear your story and it makes me angry that such people can exist (I don't have perfect neighbours, though more inconsiderate than malicious, but I know how frustrating even that can be!). You might want to take a look at the neighbours from hell forum for advice and support. There probably are legal routes to sort this out, along the lines of ASBOs, but it might be a bit of a slog.

My thoughts are put it up for auction with reserve and at same time persue every part ex in the country and if by week 8 were no further forward then rent via an agent full management just to keep heas above water..
So then my questions are
1. Best Homebuy Co
2. Best auctioneers and what are the associated costs and processes
3. Best letting agent and average fees0 -
In terms of your letting agent it truly will depend on where abouts you are in the UK (or where the property is )

Just wanted to say how sorry I am you find yourself in that situation. How awful.
But...
Don't give up.... Hound your LA, get them to buy it back or rent it out for you AND manage the tennants.
Meantime, Contact Environ Health, Police, Local Housing Officer, MP demand a meeting. Involve the local press maybe.
WHY?? WHY don't local authorities nip this antisocial behaviour in the bud once and for all, I do not know. They P U S S Y FOOT around these types that not only make other's lives a misery but now threaten the OP's investment.
Messy Situation indeed and sounds like you've had little support from the very people who could help you, who are PAID to help you.
Sadly, you may well have to have a nervous breakdown, kicking and screaming all the way through just to be heard. & Get your doctor to note this too. Do this family have a history or AS behaviour.

Letting agents are very regional, I'm afraid.
Allsops, Savills are two well-known auction firms, but there are several others.
As I said, I know nothing about homebuy firms.0 -
Thank you for your support. You wuoldnt believe me if I told you we have tried every thing. this is a cruel world we live in where wrong people get away with things... I have had to accept that and my only choice now is to move on. i will speak to the council again but doubt they will budge. i also asked if they purcahse private properties for use by them but no... I have even asked the local church!!!!!

There are still agents happy to try and sell it but I am thinking timescale wise and who honestly will want to buy it after reading the history!!!!

I also think auction is probably your best bet but as you can't afford to go down much on market value it's going to be difficult as you will have to set a reserve to cover your mortgage and your costs if you don't have any other money anywhere.
We managed to get a rental agent for 10% + VAT but that was a while back and to be honest they were totally useless - and that's being nice to them.
Agree that auctions/letting agents are very regional so you may need to just have a look at some locally. Be aware that some letting agents might not want to touch the property with the issues you've had so you may end up having to manage yourself. I know you don't want to do this and I can see why - it could be a potential timebomb if you let it and have to manage it/tenants/ex neighbour issues.
I too am sorry to hear about your situation. But on reflection I think I'd want the place sold - the one advantage of auction is a sale would be quick, buyer's funds etc have to all be in place and exchanged quickly. You say that you don't have much time...0 -
