yes we have gone back to them and their normal fee is 2% and they are giving us 1.760

1.76% does seem quite high - no harm in try to knock them down some more, although in fairness, if they do sell your house, you'd probably gladly give them the fee anyway?! Have another chat with them and see what they say...

Just to let you know Miss Messy, it looks like HIP packs have been scrapped from today so should help you along a bit with marketing your house without paying for a HIP pack.

Sorry I gave duff info re the HIPs - I was going off those involved with HIPS on here (providers) who said that there had to be a 100 day consultation process! Not sure where that went?? Just goes to show you can't believe everything you read!
I also would go back to the agent and ask to renegotiate on the fee. Of course, the difficulty will be if they think the place might be difficult to sell then clearly they are not going to want to allow a smaller fee imo. I managed to negotiate on my fee when I sold my property recently but the EA I ended up using told me they don't often negotiate, they only really do so if they feel the property will sell quickly/is in good condition/doesn't come with any 'baggage'...
It's worth a try though - 1.5 % might be achievable! I suppose you go with the line of 'well it's going to be marketed at below 'market value''.0 -

Dont worry about the hips at the end of the day thats was the info we all had at the time and I just see it as a bonus now.
I think i have done all the neg I can... tbh I am actually passed caring if the extra money makes them work harder then so be it

I've seen two seller packs recently, one for a house being sold trough an estate agent and the other for a property being sold at auction. In the auction property there is no question asked regarding neighbour disputes whereas in the other property there is. The only questions in the auction property pack on neighbours is to do with access rights. I don't know enough about these packs to know if a standard format should be used but in none of the info supplied by the auction house is a question about neighbour disputes asked (the questions though were being answered by the Council as it was a compulory purchase - no idea if this makes a difference).0

it is my understanding that there is NO legal obligation as to what a vendor puts in a Legal Pack to sell at auction.. if there is no sellers info pack.. what can anyone do.... it wont stop the sale...... i have seen some really really sparse legal packs....

Hi, I presume you have children? Child Protection mentioned, I know you own your own home but have you spoken to your homeless prevention team at the local authority. If you and your children are fleeing violence or other abuse, it may be worth speaking to them about becoming homeless as as result of this.
I know I have seen several cases where owner occupiers can still be accepted as homeless due to being vulnerable because of violence or other abuse.

The homeless legislation does not discriminate against owner/occupioers. The same rules apply regardless of your tenure.0
