    we have requested brochures off e/a but NOT veiwed any properties yet as we fell it would be a waste of our time and the vendors until we have a offer on the table

    Absolutely. It is hard work to keep a house in tip-top condition for viewings, and it shows an uncaring attitude towards others to view a house when you are not actually in a position to buy it. You are deliberately inconveniencing people for no reason other than your own desire to nose around.

    Proceedable is the magic word for vendors. Proceedable buyers always get the best houses. You've seen the pictures and the floorplan so if I were you I would do a drive-by of the house and if you like it put yours on the market. Lets face it, it's what's outside that's most important. You can easily change someone's decorating / layout disasters with a few thousand quid.

    I would never take a house off the market until my buyer was at least under offer and, other than those desperate to offload their crap property, most other vendors will take a similar view. I've had 'tire kickers' tread crap round my house once too often to take a lassiez faire attitude to viewings. I'd also want to see a solicitor instructed in days and a survey being booked within 2 weeks.

    I think you need to put yourself in the shoes of the people who have decided to move. They want as much certainty as they can get as you could end up costing them time, money and their dream home. If you can't provide that certainty then you'll either be staying put or buying the property market's dregs.

    Quite possibly. As are vendors who ahve been on the market for 3 years I would also guess

    As you correctly say its a judgement call by each vendor as to who they decide to let view

    In the early days of me wanting to move, I went to view houses before my house was on the market. This was about 6 mths ago, and in my naievity (sp?) I wanted to place an offer on a house (vacant posession) but the EA wanted me to at least have my house on the market, so I set that in order within about a week. As it is the house went under offer with someone else, and I found a better house to offer on. I got gazumped (my own house didn't have any offers on it) and we were back to square one.

    I've now decided I'm not going to do anything until I at least have a firm offer on my house...it's too much heart/headache, and I can now put myself in the vendors position - I have had so many time-waster viewings, it's unreal...you do get fed up of it after a while, and I'd say 3 years (for the OP's potential vendor) is a long while!

    No, viewing would be (in our case) merely seeing if the house might be enough to attract you out of your already nice place. If it was and we were seriously interested we would then proceed to market our place.
    I am not interested in moving for the sake of moving.
    Don't really get why this is so hard to grasp for some.
    Write to your MP to change the system if you feel so strongly about it. I'm happy to accept that some people restrict by choice their potential market - just means people in our position won't be seeing those houses
    The original question was about the fact that someone only wants people to view who are on the market and people have given their opinions on that
    The OP might be a nosey parker (I'm sure they aren't) but what if they view this place and find they love it

    Ignoring the insults you deal out so effortlessly here, why does this have anything to do with MPs and ‘changing the system’? You seem to lack even a basic knowledge of property selling/buying.

    You advocate lying about your status to achieve your ends, and additionally, you are the one moaning about the situation where a seller might be at all fussy about viewers being proceedable.

    So let me try and get this ‘I wanna view regardless of my status’ stance right:

    A) There are lots of properties out there that just aren’t selling (therefore not so desirable?) they’ve been on the market for ages, and utterly regardless of your buying status, you’d like to have a wander round them to see if it suits you.

    B) Assuming it suits, in order to proceed, your magnificent property will sell merely at the snap of your fingers, as it’s so desirable, enabling you to grab property A.

    Notwithstanding the pricing situation (with money moving either way) you actually want to swap, ie: go from ‘highly desirable residence’ to ‘highly undesirable residence’?

    Am I missing something here?

    Fair enough - I take back the garbage comment (not sure where the other effortlessly dealt insults are but hey)

    As I said earlier some see things very black and white a bit like your scenario set out above which you have take poetic licence and embellished to make your point. I'm not advocating anything illegal here for goodness sake

    Bottom line anyone can view a property if its out on the open market unless a vendor decides he only wants certain people in - end of.

    xyellowx - I appreciate you may be upset by my response on your other posts but please don't be childish. Its called an internet forum and people have opinions that may not correlate with yours

    I'm out of this as clearly some may not agree but that is fine by me

    i have only ever come on here to try and offer advice and help to other as has been offered to me in the past this site and the majority of people on here are priceless as they offer advice free of charge and in good intention

    however a growing number of people on here take pleasure in mocking/insulting there comments which will only turn them away from the site and be less peolpe on here less advice given
