still here 8 years later! Just because your house isn't on the market doesn't mean you're not a serious buyer!
The market was very different 8 years ago - in the long distant past, we started looking around at about the same time we put our house on the market which worked well for both parties. Not the case any more, unless one is partial to wasting your valuable time plus that of the vendors.0 -
If the house has been on the market three years, there is either something wrong with it, or wrong with the vendor. You are better off not wasting your time.Been away for a while.0

To me thats sensible - we did the same thing with ours, although the market was good when we moved 5 years ago.
Our agent did all the viewings and dint want to waste his time showing tyre kickers around0 -
Nothing worse than spending hours cleaning, making sure the kids are out of the way (and the dog!) and taking time off work to accommodate some nosey parker who isn't even in a position to make a serious offer but just fancies having a peek at your house because they have nothing better to do.
Good on this man for taking a stand.
And just perhaps, his house has been on the market for 3 years BECAUSE all he has had round to view it are tyre-kickers and time-wasters.I have realised I will never play the Dane!

We have several vendors that will say 'in a proceedable position only' so either, FTB or investor, or your property at least on the market. These are usually vendors that are doing the viewings themselves and a lot of the time have been messed around before. Not meaning to stereotype, but they are usually more mature vendors as well.
At the moment it is still fairly quiet as far as buyers go, so there is no guarantee that you will sell quickly. Also when you factor in getting agents out to value, getting your HIP sorted etc, even if you decided tonight to go on the market, you are looking at a minimum of 1-2 weeks to get on the market.
As far as this property being on for three years, the only 'stock' we have on that has been around for over year is way over priced, but most of those vendors owe too much to drop. Either that or are still living in cloud cuckoo land and think their homes are worth far more than they are and we are just trying to bag ourselves an easy sale by getting them to agree to give it away for peanuts. As Running Horse said, if it's been up that long, there is something wrong.0 -
I told our estate agent that we wanted no one to view our house who was not in a position to buy, next time i will be selling myself using a online agent, you have these rubber kneckers doing it every sunday and i certainly wouldnt entertain them.
If someones serious enough to view to buy, they should be serious and be in a position to buy.0 -
It seems fairly common round here and I can see the point. You need to be in a position to buy, and without yours on the market you can't hope to achieve that. Garbage - I wouldn't be a customer I would be a potential customer. I would be wasting someones time making an offer if I hadn't sold, not by merely viewing
