Vendor won't let viewers in unless they are on the market

    Quite normal for vendors to only want to see:

    1. Those who are under offer
    2. Those who have exchanged
    3. Cash buyers
    4. Mortgage agreed with nothing to sell (e.g. FTB)

    If the market's brisk then 1 probably shouldn't bother wasting their time as the vendor will no doubt go with 2, 3 or 4 anyway. Vendors only want to see serious movers and if your house is not up for sale how serious are you about moving?

    Still, if the house has been on sale for three years then they should probably be willing to see anyone. The fact that they are not rings alarm bells for me. There's either something wrong with the house or with the vendor (or most likely both). The estate agent could well be trying to put you off as they'll probably see showing you round as a waste of their time.

    Have you done a drive-by of the house to see if you like it from the outside?

    We're interested in viewing a house which has been for sale for approx 3 years....     Yes. If they have not sold in 3 years, they are not totally desperate or serious, there is no great itch driving them to move and they are probably full of big ideas about the 'value of our house' based on peak prices plus considerable growth since then. They are possibly fed up with viewers too. Agent must be well fed up, but keep them on as the line of least resistance.

    But if you want to try, get another couple of Agents in to take a look at yours and value it - discuss terms and then try to get a viewing of the back of having the house ready to put on the market.

    Garbage - I wouldn't be a customer I would be a potential customer. I would be wasting someones time making an offer if I hadn't sold, not by merely viewing

    This vendor has been on the market for 3 years remember

    Moan about the system not the way some people use the system



    What exactly is the point of viewing a house if you don't want to potentially put an offer in then? Surely if by putting an offer in when you aren't on the market would mean you were wasting someones times, then VIEWING it means you are wasting their time!

    Serious? - YES, Motivated? - possibly not. Right offer from the right buyer makes all the difference though.

    No, viewing would be (in our case) merely seeing if the house might be enough to attract you out of your already nice place. If it was and we were seriously interested we would then proceed to market our place.

    I am not interested in moving for the sake of moving.

    Don't really get why this is so hard to grasp for some.

    Write to your MP to change the system if you feel so strongly about it. I'm happy to accept that some people restrict by choice their potential market - just means people in our position won't be seeing those houses

    The original question was about the fact that someone only wants people to view who are on the market and people have given their opinions on that

    The OP might be a nosey parker (I'm sure they aren't) but what if they view this place and find they love it

    It's not hard to grasp but I think people like you are in a small minority.

    Most sellers want to deal with buyers who are seriously motivated to buy not ones who are viewing on the off chance it might take their fancy.

    I would be prepared to risk missing someone with your outlook.

    The likelihood is that even if you do find this magical house that is wonderful enough to prompt you to market your own house, then it will be snapped up long before you even get your HIP done. There is no way that you can compete with those buyers who serious about moving.

    You are putting yourself at a serious disadvantage in house buying - probably means that the only houses that you have a chance of purchasing are those that have been on the market for years and are still terribly overpriced.

    I've got a feeling you'll be in your present house for decades to come.

    my house is on the market and i can see why they wont allow viewings to people who havnt got there house up for sale. we have 2 small boys and a dog even tho the house is kept tidy in general my wife has spent 3 full days tidying top to bottom
    1 lady was first time buyer ?( turned out she was buying on behalf of her brother who lived in australia) e/a feedback she loved the house and if she was buying it would put you a offer in?:mad:
    2 nice young couple came twice 2 veiwing brought there parents the 2nd time spent 2 house at house (bank wouldnt give them the required mortgage:( why would anybody go looking at houses without speaking to the bank first?:mad:
    some people just have nothing better to do with there time and like to have a look around with no intention at all of moving house
