    this is why i avoided private landlords when i was renting (sorry all good LL's)
    had a couple in my early rental days and had problems,after that just stuck with the larger letting agencies
    more money but less grief

    Oh I don't know, the reason some people here remember me is because of my last letting agent. Had a horrible time dealing with them!

    Unfortunately I can't rent with any of the more well-known letting agents because they do credit checks :(

    how much do they check though? when i last rented with Steyn lettings(about 5 years ago now),I didnt have the best credit history
    I got my rental no problems

    I know he has no legal obligation to renew the tenancy at the end of the term. However from the OP's comments it appears that the landlord is giving the tenant an ultimatum, comply with forwarding my post or I will evict you at the end of the tenancy. In such circumstances a tenant should not be forced to continue to do something on this goodwill basis, under fear of a retalitory eviction. I would go to the landlord and say, look I have done this on a goodwill basis, based on the ultimatum you gave me I don't want to go on with this. Evict me if you want, but I wont be held to randsom over this and will not be held accountable for the mail you send to my home. If the landlord really wants to evict you after the tenancy they probably will do so whether or not you agree to the ultimatum. If the landlord did decide he was willing to accept the expense, hassle and time of finding a new tenant who forwards all post on diligently, then this is probably an indicator he is somebody so dodgy you would be best to steer clear of. Just by forwarding on post gives no guarantee of your tenancy being renewed or getting your deposit back.

    As a rule of thumb I would never advise a tenant to be forced to do something that is not their legal obligation under a threat of retalitory eviction. In almost all cases the landlord will continue to make such demands to you and will realise you are a pushover.

    You're still using private LLs - the LAs simply act for the LLs and there is currently no legal requirement for any LA to have any specific training, qualification, registration etc before setting up in business handling thousands of £££s worth of property and tenancy deposits etc. You could end up with a combination of an ignorant amateur LL and an "unhelpful" LA - see here for info on how using an LA may not improve matters

    You are missing the point(s).

    (1)No-one has suggested that Drea should continue to forward post
    (2) Pick your battles. Sending your "gobby" letter won't alter anything and the redirection ( or not) of the post is a side-issue: the LL is, as I say, seeking to let "under the radar"
    (3) Drea has already said that she would be looking to move on anyway
    (4) Reporting the LL to the local Council for non-registration, to HMRC and to his lender etc. is likely to be pretty effective :D

    well i dont rent now so its a moot point
    however the last letting agency is used(Steyn), owned a lot of properties and were a fairly tight ship
    as you can see in the registration image,they owned the flat i was in

    I've been knocked back by a couple :( they do say I could have a guarantor but I wouldn't ever ask someone to be responsible for that.

    hmm maybe they have tightened procedures,who knows
    when i moved i was moving from Fife and was a FT student so not a low risk either
