Buyer says not as described, what to do

Hi.
I have recently sold a childs playhouse on ebay (outdoor toy). Buyer collected and paid cash. The buyer has now emailed to say the item is not as described, they said that item playhouse was more dirty than they thought it would be and the door handle was missing, they also felt that it was more scuffed than it should be for a toy of this type.
My listing had 8 pictures of the house and shows the door with no handle (to be honest we bought this some years ago and it didnt have a handle so had no idea it was meant to have one), it also shows the house before I powerwashed it, I did wash the item and it had cleaned up well but I guess with the rain since this it has become dirty (but no horribly so). The buyer collected and paid cash and did not raise any of these concerns at collection, they have said they will try and wash it tomorrow before leaving feedback.
I guess my question is what should I do, offer refund? what will ebay do? Feedback score is nearly 200 with 100%, should I just neg on the chin?

    I think the buyer is being picky and should have raised issue at the time, wait till tomorrow I guess? or will it be too late then as will he just leave feedback without giving you an option to either defend yourself or offer a refund?

    theyve just left it as saying they will try and clean it tomorrow and then leave feedback.
    I really dont think the item is not as described. I took pictures of the item in its worst state and then powerwashed it, I did say that it was clean and it was. Its only been a week and a half since but it has been sat outside waiting for collection. The handle- cant do anything about as never had it. Do you know what ebay do under these situations...I know paypal often just pay money back to buyer but as the buyer paid cash can ebay do something similar?

    Ebay can't do anything, the buyer paid cash so there is no proof of payment.
    Sounds like they got it home and their kids decided they didn't like it.
    You could ask for them to return the item to you and you could refund them if you are feeling nice. At least you then stand a chance of getting good feedback.

    I suspect you are right, I think they have either changed their minds or kids dont like it. They didnt seem bothered when they collected...and you know as they paid cash I knocked off a couple of pounds and rounded the price down for them

    Its so frustrating!

    Whole point of an auction is item is sold as seen! Not disputed once you get it home and play with it for a day or two!!

    They emailed you directly rather than leaving message through ebay?
    Offer full refund for return of the playhouse.(delivered)
    Inspect the playhouse in painful detail if they return it before refunding them.
    Block them from ever bidding on your auctions again.

    It really is annoying, if they had raised any concerns when they collected it I would have been happy for them to pull out of the sale

    I guess thats true, sad...but true.
    I might just offer the refund to get them off my back and relist although I have to admit the other half of me wants to say no way
