    Seems nice enough but a bit of basic research suggest its about 10% overpriced, people may not think you're serious about selling.

    If you can't show it as a bedroom, get rid of the photo of the 3rd bedroom. The kitchen looks poky - can you get a better shot with a wide angle or something?
    Other than that, what's really letting you down is the gravel garden - you need to be appealing to the family market & this isn't child-friendly. can you borrow some potplants or even a few kids toys to make it look friendlier?

    If turf is expensive, you could spend say £200 on an array of potted plants and shrubs, and unlike the turf you can take them with you.

    Dont know if its just the dire photos, but the house seems a tad soulless (not sure if thats the right word or not) to me it looks like a classic professional let house.

    DKLS: We've tried to de-clutter/de-personalise as much as possible so prospective buyers don't have to see past purple walls etc. I guess its a fine line between keeping it uncluttered but still homely.

    GDB2222: Turf is around £3 per square yard and without measuring I'd image we'd need around £20 square yards so £60. We'd obviously have to remove the gravel and prepare the ground under the membrane as the soil will be really compacted having had gravel covering it for so long.
