Defo floorplan needed. If possible i'd paint the fence and add some plant pots or greenery of some kind.

    Hi,

I like the house, bedroom 3 could be an issue as it's currently presented without a bed so I guess people will feel it's too small. As others say garden could do with some colour, the gravel area might not appeal to families but it's all very tidy so well done.
I think rather than looking at it as a loss you should consider that you and your friend had to live somewhere for 2 years so do factor in rental costs.
    Any rush to sell now?

All good points, I'm on with the garden on Monday, painting the fencing etc

My partner and I have seen a house we really want so a quick sale is needed really if we don't want to loose it

Hello, just my opinions here and I'm not in the market for a three bed house in Mansfield - so take me or leave me, as you like!

I'm a bit confused about the "Dining Room" . The details suggest there is a separate dining room, but the pictures suggest there's just one reception room, with a narrower bit behind the sofa where the dining table is. I'd feel a bit ripped off if I cam e to view something that promised a dining room and didn't actually have one.

It looks clean and tidy, but the kitchen looks very old - are the units white and discoloured or does the photography make them look like they are yellowing with age - or are they meant to be a creamy colour? Afraid the shell-shaped bathroom suit is a huge turnoff for me as well! In general I look at it and find myself thinking I'd want to replace the kitchin and bathroom asap - which is not neccessarily a bad thing, as long as you are priced to take that into account.

Again, a personal thing, but a gravelled garden like that is a huge turnoff for me. I would have thought it's better not to have the pictures of it on rightmove.

Oh, and, that green shape lurking on the right-hand side of the garden picture - it's not a monster leylandii, is it?

My house mate and I purchased for £121,500 back in May 2008 with a 95% LTV mortgage (interest only, 2 year fixed) leaving £116,425 mortgage amount (£1000 arrangment fee). Realistically we require £117,500 sale price to clear the mortgage and pay for conveyancing/solicitors but we would obviously have lost the £6075 we put down as a deposit.

How much would it have cost you to rent a similar place for 24 months?

I like it, seems like a nice price for me- but I don't know the area (FTB).

You say it has three beds, but only show two- it seriously needs a floor plan and to show the third bed as a bed.

I'd consider it if you could pick it up and move it to the other side of the Peak District.

A buyer could possibly prefer this (see below), and also maybe have room on price negotiation, for just £10K more, in a 1/4 mile, in the same Mansfield Woodhouse area.

(I personally prefer it with the bay-windows, with detached garage / garden, but maybe others prefer your style of house.)

I hope those above you in the market in your area don't force you to look totally uncompetitive in price, were they to discount further in the days/weeks/months ahead.

well i like it, yes the pictures are a bit dark but i tend to just increase the brightness when im looking at right move as all estate agents seem to take rubbish pictures

would agree that theres no need for towells over radiators in the bedroom picture, or even that a picture of a window with a radiator below it is any use

in regards to price, i cant be bothered to check it all out but obviously others have and the reality is, that even if you get someone willing to pay about 10k more than its statistically worth,,, you need to put it on for much lower than it is. you will probably need to be a lot more realistic about what you'll get. if prices have dropped that much, then you may need to use your savings to pay off the rest of the mortgage that you owe if the sale doesnt cover it.

Hi there, house is nice and decluttered mostly, but you definitely need to have the pictures re-taken as they're too dark, and taken from the wrong angles...most of the pictures aren't showing the rooms' true potential - backs of sofas and sides of units taking up most of the picture for example does nothing to help show the space. If you have a camera, try taking some pics from different angles yourself...if your pics are better, use them, or get the agent to come and re-take them from similar angles.
