    I agree photos are quite dark, i may take some of my own this weekend and ask them to be replaced.

    take the car off the drive, put lights on, remove the pic with the towels and the wardrobe, also the garage. i would also take the pic with the gravel area off, and stand near the shed looking back at the house if you do want to show this area. move your watering can and either remove the parasol or put it up.

    Again like I said on another post it needs some soul in the form of some colour (maybe accessories). Teal goes well with brown. Everything is black and white, or shades of brown.

    I think you have done a great job inside of decluttering and presenting nicely, but the pics are let down by bad light and lack of any colour.

    Welcome to the forum and please dont be put off by the feedback. I have learned so much on here and some replies may seem harsh, but they are meaning to help.

    Good luck, get on the selling in difficult times thread, it is very useful.

    Edit to say I agree that the pics are taken from odd angles. Especially the kitchen. Maybe leave it off if you cant get it from an angle without including the end of a unit.

    WHY did you agree to have them put up on Rightmove, if you agree they're dark....??!?!?!

    With the technology available to us these days, it shouldn't be difficult for the agent to - show you the pictures on their camera or laptop or netbook before they leave your house - or, if you weren't there at the time, visit with the laptop later, or variations thereof.

    Your house is very tidy, you've obviously gone to the trouble of decluttering it and presenting it well for the photos - but you've been let down by the photograper!

    Thanks for taking the time to reply, i must admit i did find some of the initial responses a little harsh but i suppose that's what you get when you ask for honest opinions.

    I own half the house with my house mate and we're both keen to sell asap but we don't have much spare cash to spend improving the house, I am going to spend this weekend attemping to improve the kerb appeal by painting fencing, gardening + doing a few little jobs that need attention. I'll also take some new photographs and get them changed as the more i look the more i realise how bad they are.

    Re the photographs I guess it's down to naivity and wanting to get the house listed as quickly as possible. Having never sold a house before I wasn't sure what to expect from the EA and photographer + my house mate approved the photographs initially.

    I'm afraid I've seen enough of these that I can't hold back from saying what all those people who AREN'T coming to view your house are probably thinking.......

    There's no kind way to say it - your photographer sucks. Get him/her back or do some photos yourself. Put all the lights on and use the flash. Don't photograph backs of sofas and sides of kitchen units. etc etc etc

    Look forward to the revision, let us know how it goes when you're done.
  • Prices for your area are -10% down since you bought, which makes it worth £109k, subject to improvement/deterioration since.

    Its fair enough having £5k, perhaps even £10k, leeway to negotiate with, but £16k is a 13% differential - which is a big gap in today's price conscious market.

    I like it.

    I can put my own stamp on it in time, it's lovely to move into just now. The pcitures aren't all the best but there's enough of them to give me a sense of space.

    No idea about the price and I'm not in the mood for researching - looks like others already have. What's currently under offer in the price range? Someone else buying a detached worries me slightly if that's what a similar amount might buy you but it looks dirt cheap compared to where I am!

    I thought there was one car on the drive. You'd be better having one on it and the space behind illustrating it's space for another car, or taking the cars away and taking the pic from an angle which better shows the length of it. I wouldn't go to the effort of adding any more colour - half the houses in my town look exactly like that and that's the common idea of finished.

    The house does look lovely, but I second the following comments already made:

    (1) the photos are dark
    (2) there should be floorplan - its one of the first things I look at on a website
    (3) having one car in the drive doesn't make it look like there is space for 2. Say so in the description
    (4) can't really comment on the price. Check out recent sold prices in the area and check out what others are selling for. Also ask advice from the EA. Is it listed with more than one agent? I think I read elsewhere that the house hunting has been slow in the last few weeks.
