Help! Trying to sell house with no luck

    I notice you are on with House Network - was your first agent an online one as well? I know online agents are much cheaper, but if your property is proving hard to shift, it's easy to underestimate how much a human estate agent can do with pushing your house.

    I would suggest at least trying a decent estate agent - and not the cheapest deal you can get in a town miles from you, find one with a good high-street location, close to your house, which caters squarely at the part of the market your property is in. You only pay if you sell, so if you try it for a month and it makes no difference, you can always take your house off with that agent and you won't have lost anything.

    That's good but do your photos show that? I got the impression from those photos that the kitchen was cramped (think it was the fridge/freezer jutting into the frame of the shot that did it) and the bathroom a little bit, too (not sure why).

    The trouble with websites like rightmove is that they make it very easy to go *click* and move on elsewhere the moment you see something that doesn't look right... so your photos need to show why your house is better than other ones with a similar price, especially if they are listed with more bedrooms.

    I appreciate some of them need work, redecoration but 20 to 30k is a lot of redecoration.

    I like the look of your house, the only comment I would make is picture 9 looks a bit grim. I realise your meanto to be showing off the parking space, but a little bit or greenery wouldn't hurt.

    Do you have gates to your yard or are you open to the lane? Gated yards can give a greater sense of security.

    The front needs attention as previously describe. Do you front the A692? If not then don't forget that for people coming into the area the idea of a front garden which leads to a footpath, across which is your opposite neighbour's front garden, can be a big attraction. It effectively gives you the feel of a "double" garden and it is nice to know that you will not have traffic/pedestrians passing your garden fence every 30 seconds (for those. Maybe consider a garden shot from the upstairs bedroom once you have done some planting and maybe put a patio set out there?

    I know it is taken for granted in the north east, but this type of street layout is virtually unknown further south so folk might not realise when they look at your Rightmove page. As you are advertising on the internet don't restrict the information you provide to the local market. Think of those who are searching from father away.

    But unfortunately I think you have some very serious competition in the area at the moment. Good luck :)

    Hello all,

    Thanks for responses. Spent 4 and a half hours sorting out front garden and will sort out back part, have got a big plant to put by back door to bring some colour. Will put weedkiller down again around the back, when it stops raining.

    In response to your questions, we have a gate.

    My little bit is away from the main road and very quiet, there is a path between my house and other houses which has hardly any traffic other than those who live here.

    My first agent was Housenetwork then we changed to a local estate agent, never got one viewing with Housenetwork todate - paid in advance so lost a lot :(

    I think I will just hang on and see what is happening with the market as not prepared to lower my price further than I already have.
    No you're not a vegetarian if you eat any animal or fish, so do not insult genuine veggies by calling yourself one! :mad:

    hi have you thought of using an incentive for ftb's like 5% deposit paid, but they have to pay you the asking price, or £1000 cashback on completion, to a ftb who needs to stsrt from scratch this can be really useful

    speak to your agent and see what they think
    its only a bargain, if you need it or will use it.

    I think you have a great little FTB house. I turned my house into a show home to sell it - I removed as much 'stuff' as possible, to the point it almost looked unlived in.
    So away go the dolls, bits and bobs in lounge, excess items in kitchen and bathroom toiletries stored away each day. I even got up 1/2 hour earlier each day to make sure towels were left folded on rails, taps polished etc each day.
    It may look sparse when its your own home, but to people looking around, it makes the rooms look bigger, amd helps them see beyond your belongings. I also threw in the white goods in the kitchen, for the sake of a new fridge, freezer and washing machine it's not worth losing a sale.

    You may want to request new photos after all the little touches you are doing.
