Help! Trying to sell house with no luck

    Inside, it looks tidy, clean, modern and airy/light. Ideal FTB house.
    How easy would it be to get an undercounter fridge so you could get table and 2/3/4 chairs in the kitchen?
    Outside isn't good.
    Kerb appeal can make or break it - as above, sort the front garden - where I am for £150 I could get a skip delivered with 2 tonnes of slate or gravel in it - pull the flags up, put some weed matting down and make the front look more appealing.
    The back - that render needs a coat of paint, lintels need to be glossy white or black, the wheelie bins need a store (Tesco do a cheap one, or just a couple of fence panels would hide them) and the outhouse wall from next door needs a lick of paint too.
    Needs to sell soon, as I'm guessing prices may start to waver again soon, once the full impact of national debt starts to sink in. I'd be dropping price more, changing agents, sticking it on ebay, whatever extra publicity you can give it, I'd try it.
    If you've been doing the viewings, consider letting the agents do it, or vice versa. Might make a difference?

    Your going to have to drop the price, too much competition in the same area. Unless you add something spetacular to it people are going to look at the others instead unless it is reduced.

    Look up negative equity.

    I've just agreed to sell mine for £9K less than I paid minus the money I've spent on renovating it so technically I am c£35K down. However I am fortunate not to be anywhere near in negative equity and as long as the sale goes through can move on. You have to balance whether you want to take a small loss and get on with your life or hang out for a better price (that may never come). Plus of course having nothing to sell puts you in a much stronger position to negotiate.

    Shame there aren't any nice houses to buy.

    Hi,

    Just agree with the other comments. I would ditch the rear photo as I think that is negative however if you're getting some viewings but no offers it suggests that 1. the market in your area isn't moving or 2. your price isn't right.
    Moving is stressful and having your house up for sale for a while is so frustrating. Good Luck

    I have just accepted an offer on mine of £215 (subject to survey). It went on at £265K - and that was not me putting it on high either. So the old adage of price sells is true. The one you buy will have dropped too so just chill and move on.:)

    So I guess you didn't rent your house out to a dirty demanding tenant, at below market rent, whilst you were trying to sell it after all. Good decision I think, but not for the reason you chose - as I think your home would have been even harder to sell with a tenant in. Tenants shouldn't have their rights walked all over because it suits a landlord trying to sell. Although I fully agree with your second quote, below.
    I am naive in thinking though that there are some decent people who would be co-operative in renting a house short term thats for sale below market rental value in return for putting up with viewings.

    This board has really opened my eyes to how Tenants minds work.

    What is your point? I never for one moment said tenants should have their rights walked over or said they were dirty or demanding and I am sure you would have quoted it if I had.

    I posed the question as to whether it would be feasible to rent the house at a low rate to account for the inconvenience a tenant would have in showing people round. That post descended into the usual hysteria of peaceful enjoyment etc.

    From a completely aesthetics point of view I'd say the front and rear photos make the house look uncared for. I'd worry what else has been neglected hidden under the fresh looking inside paint.

    This could be in a much worse area, or at risk of flooding (river nearby) but for me, looking as an outsider to the area, I'd view this one before yours.

    Urghh that house is in Bridgehill, a really bad rough area as a friend used to live there and had her car window put in. Guess some people would not know that if not from the area.

    I agree though will get the gardens sorted asap will be getting plants sorted out.

    Just checked Globrix, there are 74 properties for sale in your postal area. Some of these properties are much cheaper, 3 bedrooms, have gardens.

    I notice a lot of them are repossessions.

    I appreciate some of them need work, redecoration but 20 to 30k is a lot of redecoration.

    I have just bought a house that was fine decoratively but even with that I always completely redecorate the house to how I want it and I am sure a lot of other people are the same.

    Considering all of the above I think your property is overpriced.
