    How are you getting on sharon, blondie and tony? We have made great movement in the past 5 days. Not moving in until August as still so much to do!

    We are completing on Thursday. Solicitor says all the funds are ready from the mortgage company and is ready to complete Thursday as agreed.

    Picking up the keys on Thursday, and moving a few little bits by car, and will spend Thursday evening cleaning etc.

    Friday I have a van booked, to pick up at 8:30. Straight to Ikea to pick up a few bits, then back to each others houses to put in the big bits and on to the new house which is about a 15 mile trip. Will probably take two trips.

    At some point we also have to go and pick up a table and chair set I ordered at the weekend. Got an absolute bargain with that actually. :cool:

    Saturday a fridge/freezer and washing machine is delvered and then I'll probably carry on moving smaller bits by car. Although my parents road have a street party on Sunday, meaning I won't be able to get my car down it. Hmm...

    Monday, phone and internet is being installed, then back to work Tuesday.

    I have the whole following week off to properly clean up and decorate etc...

    Isn't this covered in your environmental search? Radon levels are normally a standard item. Did you ask your solicitor about this?

    Our prospective purchase came back as a (admittedly low) radon risk - the vendors haven't had a test done or any corrective action.

    We initially tried to get a 'radon retention' - where we agree to keep back some money until a radon test can be done (they take three months and cost about £45). However this was refused.

    We decided to accept the risk and do the test afterwards. Remedial action seems to cost £1k - £2k, so not prohibitively expensive, though I'd still rather not be paying for it.

    You have a couple of options if the test results don't materialise (assuming the property is in a radon affected area - as highlighted by environmental search):

    Ask for a similar retention in case the test comes back needing work.

    Accept the risk and shoulder the bill yourselves (as we're doing) - depends on the area risk I guess.

    Either way, I don't think this would stop you selling in the future - generally not a show stopper.

    I thought I'd update this to say that we did complete last Thursday. Picked the keys up at 3:30 and did a couple of car trips moving small things that day.

    On Friday we moved in properly and I hired a van.

    Slowly getting everything setup, the house really is amazing.

    our search came bak with radon levels that would require special measures if we were to extend.

    we're now waiting for the mortgage co to stop dragging their feet. it's a straight forward sale so once we get the formal offer everything should move pretty quickly (we really want to be in before the end of August). I'm just feeling pretty frustrated that there's so little we can do to hurry things along

    pavlos_dog I know how you feel. I joined this thread middle may, admit not add much as not much happening!!! we have now had mortgage confirmation, mortgage redemption figure for 6th August(not that we've been told anything by sols!). My buyer keeps texting me as she is as frustrated as me, first time buyer too so she is very eager to move in, which I understand completely.
    Last week received a letter from sols with acopy of buyers sols letter asking questions regarding the big thick forms you have to complete, I answered immediately. Received ANOTHER letter yesterday with a copy from buyers sols asking ANOTHER question, which if they read what I had written they would know the answer.
    Anyway, my rant over, sorry. Hope you hear something really soon.
    Need to sort my life out! :T

    So we exhcnaged last thursday and our moving in this friday :). Notice handed in to landlord as well... phone and internet cancelled for the 10th and am going to start changing addresses over on wednesday/thursday to start the physical and paper trail move :P.
