    My updated and hopefully final timeline.

    29/04 - Offer accepted.
    30/04 - Contacted by solicitor from last house purchase attempt. He will act for me again, but he changes companies in two weeks.
    04/05 - Mortgage Application made with Post Office online.
    05/05 - Mortgage Application accepted. They will send paper work and SAE to send proof of earnings.
    06/05 - Post Office instruct surveyor for valuation and homebuyers report.
    07/05 - Post Office Letter arrives with SAE.
    10/05 - SAE sent back with proof of earnings.
    10/05 - Homebuyers survey and valuation carried out.
    15/05 - Full mortgage offer recived.
    15/05 - Home Buyers Survey received. All good.
    17/05 - Solicitor starts at new company, cheque for searches provived.
    17/05 - Signed mortgage offer and direct debit mandate returned.
    20/05 - Informed by solicitior that the Local Authority seach in the HIP is out of date and I need a new one to the tune of £192.
    20/05 - Received fixtures an fittings list.
    28/05 - Enviromental Search and Chancel Search received.
    04/06 - Solicitor informs me that the EA says that the sellers have now completed on their purchase and they now want to push our sale through, which I'm eager for. But solicitor still hasn't received answers to quesions asked to sellers.
    07/06 - Arranging home insurance as it is needed for Exchange rather than completion. Still not aware of when the exchange date will exactly be yet.
    07/06 - Hope to receive local authortity search this week.
    10/06 - Local Authority Search recieved.
    24/06 - Contract signed.
    24/06 - Home insurance arranged. Life insurance quote obtained.
    25/06 - Deposit paid to solicitor, should have exchanged. But seller has a problem with clearing the mortgage.
    01/07 - Contracts exchanged/
    01/07 - Mortgage Life insurance commences.
    ....

    15/07 - Completion

    77 days from offer to completion.

    Got initial enquires from our solicitor to their solicitior. Signed most things, evertything seems fine except one thing on the questionnaire (isnt it always the case? :O)

    A Radon gas test has been performed at the property in the pasty but the seller says they have lost the report. Now this may be true but i am worrying this is masking a 'negative'. Either way mu solicitor has asked for a duplicate.

    What rammifications will occur if it is a failure and the owner hasnt put in corrective action? Obviously this will be picked up when we sell, so would we be forced to put this right when we come to sell?

    We've exchanged (last Thursday!)

    Hopefully completing this Friday. I've spent the weekend in B&Q. I'm sure this will be our life for the next 3 months or so! LOL!

    Thanks BlondieBird! I was also in B&Q over the weekend - now that the house-buying stress is over, I now have the stress of decorating and moving in! :)

    Hope everyone else moves along OK and exchanges and completes soon - and thanks to everyone for all their brilliant help, advice and support!

    It's been a busy week, but now a very enjoyable busy rather than a stressful busy.

    Ordered a fridge freezer and washing machine on Monday. Saw it in Comet over the weekend, but found it cheaper online. Both are being delivered on the Saturday. We will move in the day before.

    Also bought a hoover today, and grabbed some home phones from ASDA yesterday.

    Hired a fan for next Friday, £65 for the day.
    Broadband and a telephone is now arranged and will be installed on the Monday after we move in.

    We have to buy everything as we both live at home, very exciting though.

    I've got a stockpile of bits and bobs that I've been buying/collecting over the last 6 months, so luckily we won't have a massive bill to buy things now.

    Mini rant!

    Wretched mortgage co have (after weeks of waiting) finally sent my mortgage offer and valuation - to the purchase address!!!!!

    So vendors have given it to the EA (hopefully still sealed, and un-steamed!), and I've got to go over there tonight and collect.

    Really annoyed, its such a stupid error, and its not the first one... still, guess I should be pleased the vendors worked it out, and didnt send it back as undelivered... :eek:

    Hi guys,

    Got some of my enquires back and all searches and survery, offer in. So only enquires are holding it back at the mometn.

    Problem is still with radon test. Vendor says she had a radon test done and it was fine, but she can't get a duplicate of the report to prove it. Most likely she is telling the truth and my house is one of ther 98% that isnt above a certain action level. So the risk is small that it does need work.

    I think we will just go ahead and take the risk (it'd cost 1k to get it fixed anyways), get a 3 month test done when we move in and then keep the report for when we sell.

    What do you guys think? Think im overly worrying about it?
