    Mine is I'm sure very overpriced. Not had it valued for 2 years or so but it seems to have gone up by about 85k since then. With a 5/5 confidence level. And if I tick the "Countryside/Woodland Views" bit (my garden overlooks a very large park with a small wood in it) it goes up by another 80k.

  • Well mine has sold for 25k over their estimate and our accepted offer is 45-65k under.
    I don't think it works for large areas of mixed housing as it seems to cover the entire postcode.

    jesus, anyone would think that its my personal valuation the way your all moaning. I simply just found the site by chance.

    What it should ask is :

    'Does the house next door have any evidence of old mattresses or broken washing machines in the garden ?'

    'Is there a Capri up on bricks with the engine removed ( and large puddles of oil around it ) on the drive ?'

    'Does the woman next door have more than 5 children and/or tattoos on her forearms ?'

    'How many skinny youths wearing just tracksuit bottoms and baseball caps are visible from your house - and how many of these have bumfluff moustches ?'

    Answering these would give a much better idea of the real value of the property.

    Nobody's moaning at you, wiz, just pointing out that the site gives totally unrealistic valuations for some properties.

    Well the average valuation on mine came out at £110k more than mine is worth. Just goes to show desktop valuations can be inaccurate.

    Well, we're selling two properties ...

    On one, the average valuation was about 10,000 more than what we were selling for, on the other, it was about 10,000 less!!! So I don't think that it's overly accurate :p hehe

    I put in details for five properties and it wildly overvalued all but one which was a London flat and nearly spot on. Like anything that relys on data, the more information in the database, the more accurate you can be. Seems you need a postcode as densly populated as one in London to get a decent read.

    Interesting, but I think any automated online valuation is going to be wildly out. I would estimate it's over valued the house I rent by a whopping £150k to £200k on the average figure, and it's considered a 'excellent' valuation.

  • Thanks for the link. Its value for my house was slightly over but it would be ok as a rough guide.
