    The house i sold 3 months ago should have gone for another £300,000 more according to them!I don't think so.

    The house we`re buying should cost £190k more than we are paying! Must be getting an absolute bargain, or the the website is a tad optimistic.

    Oh no! We've accepted £178k for our house, and it says it's worth £345-£465k!

    On the other hand we've just agreed to pay £140k for a house worth £560k-£760k. What a bargain! :-)

    Seems a bit stupid to me, and I don't know whether it stands up legally, but I wouldn't want Martin to get any hassle over it.

  • Seemed to work well with mine but I fear the algorithnm may be rather simple, hence the failures. Failed miserably on my BTL - overpriced by 100% - better put the rent up ;)

  • I think my property will sell for £117-120,000 but according to this it is worth between £135,000 (low) and £180,000 (high)! In my area you can buy a 5 bed farm with acres of land for £295,000 so somehow don't think a mid terrace on a main road is going to be worth this much!

    According to this, the house we have just had an offer accepted for at £174K is actually worth £240K - hurray ! we'll be rich, we'll just buy it and sell straight away !!!

    I can see that in a block of flats or terrace road where other properties have recently sold, it could be fairly close, but for anything other than that its a bit vague.

    On second thoughts, my spot-on valuation was a complete fluke - as other flats in the same building would have had all the same parameters (and therefore the same arbitrary value) while in fact they're all selling for different amounts. I have to say I'm very surprised that it doesn't ask for input on property size. Surely two hypothetical 2-bed flats in the same development, one at 600 sq ft and the other at 800 sq ft, shouldn't come out the same value? :rolleyes:

    Mine is worth 77K less than I paid for it 3 years ago, and about 120k less than the average of similar properties in the same road have sold for in the last few months.
