I will answer as Hamish has a valid point. OK, if you live in certain parts of the country I admit that a starter flat would be affordable. .
Like in the Aberdeen area, where there exists a range of houses for every price level, and a starter flat can be had for 50K or so within a 40 minute commute of the city centre.
Probably also worth pointing out that we have the highest average wage in Scotland, and unemployment of only around 3.5%.

Why not look at the ROSEA stats which captures more substantial data

Awwww, bless..... Someone's been reading hpc again.
Aberdeen's crash started later, with double peaks in 07 and 08. And has been highly seasonal throughout.
Q1 09 was the trough.
Q1 2010 is up significantly.
Consistent Year on Year increases now, as verified by the RoS data, equals a rising trend.....

Hmm, your tone is a bit 'chippy', and you seem to want to 'play the man and not the ball'. But, again, as far as I can see from your ASPC report, there's no evidence of the seasonality you refer to in support of your position.
IveSeenTheLight's graph from ROSEA doesn't show any seasonality either.
Where's the seasonality?
