Locally the market led the recovery last year.
End of last year and this spring the numbers of properties coming on to the market jumped sharply and rather than there being tight supply and rapid sales (so as not to miss out) suddenly properties are sitting unsold and seeing reductions in asking price after 2-6 weeks and still not selling. Not sure if it is just that buyers suddenly see that there is a choice of properties and they do not need to rush or because there is an unwillingness to commit to a purchase due to election uncertainty. So right here sellers have missed the boat to cash in which was probably last Sept / Oct time and the question is is this the start of a second downturn or just a pause for breath for the election?
Not saying that the local market is necessarily a national barometer but it did predict last years bounce very well.I think....0 -
Of course when all this translates into increased volumes and sale prices doire will be back to let us know he made a massive mistake here, just like all the other times.

i'm still waiting for a reasoned and plausible argument (from any bear person) to justify why price rises with lower than average volumes is not 'real' and aren't valid but price falls with even lower than average volumes are very valid and very realistic.

I am minded to say that if the mere mention of rising house prices induces hysterical laughter and gibbering in a person, then it's time for that person to cut his losses and jump into the market. Much better for his/her mental health!
Nothing in article to suggest prices are rising. Numbers of buyers are less than in Jan so not sure where to spring bounce in. Positive is more houses sold in March than Feb which is not really a suprise. Article points to nothing more than stagnation. The ramping of it is a bit comical but still would not expect anything more from an EA0 -
10% UK average based on very very low transactions. Hamish ever thought of getting a job with the BBC?
Doire, just answer the following questions.....- How low are transactions today?
- What is todays volume of transactions as a percentage of the levels of transactions both in 2007, and after the last crash ended in 1997? (try to use transactions data, not approvals data, but if you must use approvals then be sure to discover, and adjust for, the different method of reporting approvals net of cancellation)
- What number of transactions are required for average prices to be statistically significant? And why?
- Why are falling prices on much lower transactions more accurate than rising prices on far higher transactions?

I know. Was it cruel?
I don't really expect a credible response, more an angry outburst about "everybody knows that", and then maybe the random insertions of "VI, EA, Ponzi, Zanu Liebour", or "BBC Spin".....
But we can at least hope he hasn't scurried away with his tail between his legs, like usual.

The local EA's in the nearest town have a reduced stickers on nearly every property in their window display.
Not a single one has "Price Increased due to Spring Bounce" why is this?0 -
