    1.if you are a first time buyer there was a govt scheme to help them get on property ladder dont know if its still going .
    2. banks wont take less than 10% deposit at the moment and the bigger deposit the better the interest rates.
    3.ask for a copy of home report and take it to bank with you
    3.get a mortgage promise then once confirmed then make offer on house ,however you can put an offer in subject to survey and you can withdraw if bank declines mortgage.
    4.hbos gave us £150 for taking mortgage plus at the minute they pay 6 mths council tax straight to council for you ,although administration fees came to £1000 have a look around at deals with other banks .
    5.you are also allowed to put a note of interest in on a house while you get mortgage ect arranged ,this is free from solicitor and all it means is if someone else puts offer in the ea has to notify you to let you put an offer in if you want to .

    Well the EA has a mortgage advisor service so I'm going to pick their brains first. I've got the 10% deposit thats no problem (and I could probably scrape together more if needed ( just wouldn't eat much for a while lol :rotfl:)

    Well when I went to HBOS before they would give me a mortgage of 44k on wages of £15900, there now £16500 so hopefully I could get the £45k that I would need. Even at a crappy interest rate that would be less than what I'm paying in rent, plus the CT is lower.

    remember before you add to deposit you will have solicitor fees .
    the house we are moving to needs new kitchen and bathroom but we are going to just clean them up for first 2 years this time then try and save enough as put on extension same as you nikki we will drop from band e to b .
    meant to say as well met a friend at bootsale we are going to do 2 a month using her van and i will pay pitch very mse hubby started clearing attic so already have more stock right off to work bye

    It feels like forever I have been having withdrawl symptoms; but I needed a little discipline so I told myself I would do an afternoon dribble and it never happened!

    Nixi – I did get some sleep in the end, passed out about 2.30am on Sunday Morning – but when I am low on energy knowing I want to succeed is enough to keep me going.

    Amber – I am in London, a bit crazy over the next few weeks but I will send you my number. Text me –hopefully if I am free we can meet!

    Saucy – that sounds like a hell of day!!! Can’t believe that you had all that carry on with your course. Make sure that you pressure them for a refund, can’t get over their level of crappy organisation. ***shakes head*** But, well done for getting the courage up to go. :T

    NLID – was meant to respond I did get the email will do some changes tonight. The husband wanted attention which blew any plans to design anything out of the water. Going to do a bit more with the logo and I reckon job done later on tonight. Once again silly me, have the files on laptop at home – I keep forgetting to swap things/save them onto my external drive.

    Hhhonlyfan – seems like you’ve had a crazy few weeks. I am sure it will work out. Glad that you are back on ebay again. Also, hope all goes well with the paypal court case.

    Just one thing on the weight loss, I hope you all realise that muscle is heavier than fat so you can look super toned and have a great figure and still weigh alot. I did the ea sports on the wii religiously and realised that although my body looked smaller my weight went up because the fat turned to muscle. So concentrate on toning – losing the weight is only a small part of it. Sorry my husband did sports science and always lectures me when I say I want to lose weight. Because losing the weight without exercise means that your muscles become smaller so that when you put on weight If you can doing weights is a great way to help tone up too as the muscle will use the fat for energy.

    As for me not too bad slightly annoyed with OH, the man doesn’t clean anything, he is a messy little sod. So Sunday morning got bright and early, cleaned, hovered, hung up his clothes, aired out the room, added dirty clothes to washing basket, and got rid of the heap of clothes that I affectionately called Hobo mountain. And despite the fact he had yesterday off… he called me in a strop this morning because he can’t find a belt, and I have dared to put this Armani suit in the wash basket. Because, £900 suits don’t go in the washing basket they get pride of place on the floor or do independent holidays to Bahrain. Idiot-!!!!!!!

    Rant over all is beautiful again – better out than in as they say…lol :rotfl:
