how to tell if viewer interested in buying??

has anyone any advice on how ya know if viewer interesed in buying? advice much appreciated.

    lol had viewer back 2nd time today she said she will get back to ea wed??? dunno if good or bad thing??

    When I show viewers around I can usually tell in the first 30 seconds if they are time wasters, and a lot are, or if they are genuine buyers. Time wasters do not ask questions or really look at the place, they just mooch about.

    I have to say I absolutely HATE people who ask about the neighbours. "What are the neighbours like?" Well, I am bound to say they are nice, am I likely to say they are really horrible, rude, noisy people? I want to sell the place. Also, even if I think they are lovely, the new buyers might hate them. It is too subjective a question to ask.

    If you wait for the viewer to say, unprompted - "I'll get back to your EA on Wednesday", you've waited too long.

    Follow the outline above, quiz them about their likes, dislikes, and before they go away;

    "(When) will you be contacting our EA to make an offer?"

    The answer to this is either a specific day, in which case you have your answer, or

    "We don't know" or "We're not sure" or "We'd like to think about it some more"

    to which your response is

    "What would help you decide?", "What aren't you sure about?" or "What do you still need to think about?"

    Take control of the situation and the conversation, and don't let your viewer control you.

    They ask how many other people have seen the property and whether anyone intends to make an offer.

    Having seen the property, they have follow up questions that they forgot to ask first time around.

    They drive past the property after the first or second visit and park on the road, watching how the neighbourhood works at different times of the day.

    Totally disagree. If you want me to remain positive about your house, let me mull things over in my own time. No-one else can make me love it/want it. I have to discover that for myself.

    Like a shop assistant who insists on hassling people who are quietly finding what they want off the shelf, I'd be off to another store...you will lose the sale entirely.
