    Well, the area I have been looking in has certainly gone up in the last month or two and they are selling. While I was looking at detached, I would only be able to afford a semi-detached. The trouble is that houses are selling in certain areas as soon as they come on because there is a shortage of houses. Unfortunately that is not the case where I am trying to sell.

    I have spoken to people who have been one of 10 viewers in a day and offers have been accepted on the first viewings. It is all very confusing.

    Of course Hamish is talking about an average whereby some areas will be less and others more in order to come to that average.

    Which area are you referring to?

    My little part of Suffolk, close to the Essex border (other parts of Suffolk are doing a little better)....according to one of the charts put up here a month or so ago, we were one of the worse performing areas in the country! This is certainly backed up by what I have been seeing on Rightmove..mind you, as posted (I think it was in this thread although I could be going doo lally), sales are up here now although prices are still being dropped, in fact, loads of sold showing on RM for this month alone which is very encouraging.

    I do have to say, we are always behind in peaks and troughs, so maybe our rising market is going to start here soon, just like it did in other parts of the country last year...we ended up YOY down to Feb but then our peak was at least 6 months behind everyone else.
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    Perhaps you could explain that to Hamish. I've tried to. He insists that the higher the house price the better for everyone. :)

    You're correct in many ways dopester. But it isn't always only about money. If there are other things to take into account that make buying at any given time the right thing for someone to do, then it must be right for them to go ahead.

    Is he though? From what I've seen over the year he's been here, dopester's calls have all been wrong. Remember deflation he kept ranting on about?

    Now the "double dip" is predicted for after the election. Only a few weeks ago the bears were predicting it would begin in March.

    Here's my prediction - a few wobbles and a fairly flat but overall positive market for the rest of 2010, much like we saw in Q1.

    Next "double dip" not due for at least 10 years.

    The deflation threat is still very real Harry. Don't lash out at me because you've recently bought a house and perhaps my position on house prices unnerves you.

    Old? Does it really matter on a forum, where we're exchanging views?

    Frightened? Yes, I am somewhat fearful of what the future holds. Quite a few people here are acting like it's full on glory days ahead with very little to be concerned about. I suppose makes you a young and happy man? :whistle:

    It's also sad to put yourself in a crisis-prone position in my opinion, with a lot of mortgage debt to pay over the odds for a house, when there are great pressures on the system. Being cautious and choosing to wait and not massively overpay for a home is my position and if you want to attack me for it, it doesn't bother me.

    If my outlook is wrong, then I will probably pay a price for being wrong won't I. It could be I pay even if I'm right.. the bubble deflating taking many of the innocents and people who didn't get involved with fuelling the bubble down with it.

    Huh! Big sigh - Stretch and Yawn!!!!!!!!!!

    Read the thread and am going to off to give my cat some special treats and hope he lets me tickle his tummy!!

    I live in the South East, been on the market a while and yet since putting my price up accordingly (9.6% over the last year), have had more viewings and am just waiting for credit to free up so my target market can get out from under the roof (feet!) of Mum and Dad and / flatmates, dodgy pricy landlords - and buy a place of their own.

    As for the original OP - he's done well to save so much but has decided to quite whilst ahead - I wish him luck, it's all being doing his head in for far too long now.

    I hope he doesn't get run over by a bus or come down with a sudden, terminal illness.
