What's so wrong with them? The houses are small, but the build quality generally seems fine. Better than buying some Victorian place with rising damp and a roof that leaks, anyway.0

ALL developers offer low market price for part exchanges after all they are hoping to back to back sale them not live in them, many people like the ease and convience of moving this way,to manage their money they will push to get you to accept or decline as over a weekend most developers get 2 to 1 enquiries re part exchange and if you dont want it someone else will. The estate agent gives the developer market price and you can usally get 90% of that but then you dont pay estate agents fees .Prices are worked out on square footage for new builds with a premium for being new so once again you pay your money and take your choice.my bark is worse than my bite!!!!!!!!0

Looking at what other new builds are selling for in the area, we would have lost 20-30 % if we had to sell the new house in the very near future. all I see is negative equity, our current house will sell and for more than they offered with part exchange. we will buy something which needs minor cosmetic work and be in pocket by tens of thousands of pounds. that is the reality. we thought it was the easy option to go for new build, but it isn't. It is the lazy option which might have cost us dearly!0

I would welcome any experiences/thoughts on Taylor Wimpey new builds are we are about to take the plunge and buy one. Would be interested on whether people managed to negotiate extras, how "snags" were fixed etc.

More over, sitll their legal hasn’t handed over the documents and the stamp duty is not paid to HM Revenue, We filled a case and we are running behind them and their legal department. Please be aware of all these.0 -
For those who have positive experiences is that because the house you bought was one of the show homes. There are lots of stories on here of people who saw the show home and then bought off plan, what they get turns out to not be the same or the plans are altered.
The house I currently own was built in the 80's but was the show home for the road. It is 50% larger than most of the other homes on the same development, has better fences,bigger garden, etc.
I wouldn't buy a home built in the last ten years as they are smaller with worse build quality. All of them also seem to have estate charges now as well.
The advantage of buying a home that has stood for 20 years is the fact it has stood that long and any problems will have come to light.0 -
We bought a house from Taylor Wimpey on Barking, they force to pay alll remaining money on completion otherwise I have to pay penalty, My husband was away and he managed to pay telegraphic transfer. Later we found that drainage bit hole left on our middle of garden and they haven’t complete finishing touches. We are still running behind them, the quality of work is very bad, they contracting to third parties for cheaper cost.

Moasi, it is normal to have to pay all the money due on completion. Nothing to complain about there. There are also often snags left on new homes at completion.No reliance should be placed on the above! Absolutely none, do you hear?0 -
We bought one of their houses and we had more snags than grannies cardie. We were so fed up in the end, we sold, but we were lucky as prices rose considerably from 04 - 07.
Anyway, we were sold the typical old rubbish of NHBC warranty and 'oooh you get new kitchen and new bathrooms and choose everything.' But the quality was poor, taps and fittings mediocre. The kitchen cupboards peeled in places, hinges were poor quality and some needed replacing after a year. The bathroom was a joke, more leaks than a sieve.
We bought another new build, but one which was a few years older. There are no problems with build quality with most new builds, we just paid less second time and got to pick quality and put our stamp on a property 60k cheaper, which was not much different in size.
Taylor wimpey and any other house builder will give the same spiel.....everything is new and under warranty. No it is not! Don't be fooled. You get a nice home, reasonable build quality, but the rest is overpriced tat.
In this market you need your head testing if you buy off plan, they are overpriced small homes with small plots and full of cheap fittings which you pay over the odds for. Try and sell it after you have moved in...watch how quickly the house depreciates...kind of like a car.
Buy a house which was built several years ago and save a fortune. You still get to pick kitchen and bathroom etc, and you still save money.
Snags are what you get with new build and too many to even mention in our case, we weren't the only ones, people from our estate were literally going out of their minds with worry. You don't want problems and extra work if you buy a new build. You buy one because you expect everything to be shiny, new and perfect...it is far from any of that!0 -
