Snagging.... there's a lot of it.
I live on a four year old Wimpey Estate and there's a hell of a lot.... kitchens and roofs round here normally.0 -
There's nothing wrong in principle with new build. However, in practice, there's plenty wrong:
- Poor, or at least extremely variable, build quality
- Priced at a premium compared to secondhand, so you lose money as soon as you set foot in the place.
- You don't really know quite what you are getting until it's built, but most people sign a contract before it's built. People who wouldn't buy a pig in a poke do so when it comes to the biggest purchase of their lives.
I can understand what you are saying, but your assuming you move into a cheaper, secondhand house, then spend money, buying windows, new roof, new kitchen, new conservatory, new carpets, new block paving, new garden landscaping, new bathrooms, new electrics, plastering walls, decoration etc replacing flooring new tiling, new doors.
My dads just done the same, and 50% of the workmen he had in have been back to fix a problem, etc etc, he was careful with his selection, was happy with workmanship, but when doing anything there are no guarantee's. Plus he was having to live through the whole process, surely there has to be a convenience factor that it is all done before you move in, with a perception, there might have to be a return visit to fix a problem they never noticed when it was fitted, etc etc.
Once snagging is done, you should be able to chill and enjoy it all!Plan

2) Make healthy savings, spend wisely (Doing)
3) Ensure healthy pension fund - (Doing)
4) Ensure house is nice, suitable, safe, and located - (Done)
5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)0 -
I just thought I would give you an update.
My friends exchanged contract last week. The wall is staying, they did not negotiate a discount and instead are getting a patio and some lawn - apparently this is a favour from Taylor Wimpey.
In my opinion they are getting ripped off, however they were desperate for the house so there was no way they were going to fight for it what they were originally going to get or go elsewhere...
It will be interesting to see what the house will be like...0 -
We bought a home off Taylor Wimpey last year. We did get a good deal but as all the new owners in my street have discovered the after care is appalling. Unless you encounter an emergancy (ie risk of electicution or being gassed to death) they are not interested. You can report to you are blue in the face and they dont even acknowledge your report! We even had the site manager speak to everyone on our street and assured us all that our snags and faults would be repaired or assessed within 5 days..guess what..no one came around! So...just beware0

The after care is one of the worst in the new build market, I had too fight for three years to get major problems fixed. Secondly the East Midlands MD, has been replaced by the old MD of Persimmon house and brings in an even more worrying future for the quality.
As investors we recently ceased all dealings with Taylor Wimpey and have moved to David Wilson Homes0 -
We have been in our TW home now for a month and are generally very happy with it. Build quality and finish are excellent.
Obviously there were snags but after 7 days the Site manager visited and put the items straight within a day or so. Same after 28 days so everything has been sorted.
We got the following things rectified within just a few days:
Retaining wall was only half of the garden so asked for it to be extended, questioned why it wasn't all the way along like with the other homes, he agreed and got the builders back to extend it at no charge.
Paint was scuffed after moving in, this was touched up for us.
Radiator had a slight leak and was fixed.
Door didn't close properly, fixed.
Paid for door matting but wasn't in place when we moved in, again rectified.
Caulking under kitchen window was gapped so felt a bit drafty, again rectified.
Plastering is a little rough in places but generally a very good finish but we chose not to complain about this.
I think its unfair to say "don't buy new builds or don't buy TW" as the builders/fitters are contracted in so it really does depend on the site as the quality can vary, fortunately we have been lucky up to now.0 -
We were supposed to be informed of an early bird offer on a property we were looking at. My fiancee liked it better than me. This was over two weeks ago, they haven't bothered to get back to us. They can shove it as far as I am concerned now, they should be chasing me rather than me chasing them. If anyone read my old post, I'd rather live with the ghosts!0

TW are sharks- for my sins currently buying a house off them. Very right turnaround on completion deadline- they have also started marketing our house again, presumably as they think we won't complete!2014

We almost put money down on a 4 bed house on meadows view in warton, but they offered us peanuts for our house. They send this man who was rude and told us we would not get any more for our house, so we should take their part exchange offer. It was a horrible experience, we got a hard sell at the office and a hard sale in our home. After a while and several phone calls telling us we would need to hurry, as homes were selling fast! we backed out. It is not an experience i would like to repeat, they made us feel like we would only ever sell if we bought one of their homes, i don't even think we knew what we would hav been getting. they want your money so fast and really want you to part exchange for a massive difference. We had our house valued by three estate agents since and every agent said Taylor Wimpey are sharks for offering so low and frightening me into thinking we would never sell. I hate this company for making me feel so awful, we thought it would be nice to buy a new home but have been put off for life. we are now on the market and are going to buy the same sort of house for a fraction of what they are fleecing people for. Awful company indeed!0
