    just like you and few other the other "experts" thought I had no chance in hell in getting this far with the HSBC underwriters?

  • Can you confirm if you have arranced the basic valuation or a full survey?

    If it's the former then you will certainly not be able to meet or contact the surveyor as their job is to reassure the LENDER that the property is a good surety for the mortgage. Their contract is not with you and they have no obligation to you.

    Not sure if the same would be the case for a full survey though.

  • Called and confirmed, we have been provisionally accepted pending valuation, proof of salary, bank statements and my company benefits (travel, car insurance, petrol, phone and mobile bills paid for by employer). So its just the valuation that's out of my control.

    Still some way to go...

    Interesting Forum. I think points on both camps were right and wrong.

    Dark Jester well done.

    Dark Jester one tip though, if the valuation does come in lower dont agrue with the valuer to start with, use it has a negiotation tool with the company you are buying off.

    I like your idea in regards to the valuation. Will give it a go if that happens.

    Still not over. Im glad to have made it this far, its been a crazy week!

Brokers are no exception - and often get it wrong, myself included in that.

    Apart from the underwriters undervaluing the property and assuming that I can proove all my finances (which I can), what else can go wrong that can make them take away the provisional offer?

    That's great news, Dark Jester. Fingers crossed everything else goes smoothly.

    Just goes to show that not taking no for an answer can really pay off...

    JA1000, I have read recent posts on here where people have successfully challenged the bank's valuation - by submitting written evidence of other recent sales etc. (Though admittedly I've read a lot more where the sale's fallen through or the vendor's had to drop the price.)

    Best thing to do is just ignore him (or her, may be both)

    Its funny how following my provisional offer he and few of the other haters have disappeared of this thread. He claimed to be an "expert" with "insider understanding" and ridiculed me for believing that I could overturn or at least get feedback from the underwriters after their initial rejection. Well I have proved him and all doubters wrong and made them looks prats.

    In regards to my £12k wedding, best F-in day of my life! Don't regret it one bit and I don't regret the loan, I can easily afford the repayments and with my wifes salary on top life will be good. Even if the worst happens and we lose this provisional offer, I'm confident we will buy our own house soon enough. So all those people who made sly judgemental rude comments about my wedding can kiss my !!!!!! Hahahahahahahahahah!
