    Well done, it looks like you've had a sucess.

    In my long experience there are 2 types of broker;

    Those that fight and battle with underwriters and get results

    Those of a 'training / rule book' mentality that do the opposite.

    'Experts' I agree are very often wrong whether they be Oxford academics, social workers ("we'll ensure we never have another Victoria Klumbae"), IT programmers without common sense (getting it wrong seems to be apre - requisite) or GP's. Brokers are no exception - and often get it wrong, myself included in that.

    I have read this whole of this thread so I know if has gone up and down quite a lot but there isn't any reason to be rude when you are asking for advice

    I suppose it does sound like they may have approved and moved on to the next stage however it is just a text, wait until you get something in writing

    They sent me a text message yesterday from a generic number confirming that the application is being reviewed again - just assumed it was a standard thing they do.

    Got one today saying the following:

    “Your valuation has been instructed. We will contact you again once the valuation has been received. Yours sincerely HSBC”

    any of you "experts" have any ideas what that means considering all what has happened. Valuation on the mortgage application? :S

    For the record, when I wrote "experts" earlier I was not having a dig at you and your advise. You was one of the few who did not resort to cheap shots and gave constructive advise. Cheers

    Esurv are the company that do most if not all HSBC valuations. They've reportedly been valuing down properties recently.

    This is quite clear -

    You will not meet them, you will not be able to contact them, they will not contact you, they will spend 5 mins at the property and their report will be final. I have yet to see a valuation turned over.
