Unscrupulous landlords try to these type of things all the time, from what you say about the damages, they all seem to fit into wear and tear, the landlord gets reduced tax liability for wear and tear (10% of rental charges), I see this all the time, best to threaten taking to small claims court, if they still don’t cough up, process the claim.It's nice to be important but it's important to be nice!

They said....
Wait for it....
That we can now apply for the (insert whatever the term is here) stage where she did not answer (she was supposed to answer by the 14th). Then that means the judge assesses it I think.
This means I have to go to court tomorrow with the filed court paperwork, and tick a certain box, they will take it from there.
As we have her real address, I doubt she really wants a court judgement against her so hopefully she will see the light within the next week or two.MFW #185
