TEPILO is here. Estate agents be very afraid

    I sold my house off houseladder in a couple of weeks, for a total fee of £130 including the board. No EA fees. No other advertising. And it also has the benefit of lots of properties in all areas, and some internet rankings.

    Like i said earlier, I'm sure there is a place for online agents such as Houseladder/Tepilo etc, however, in my area Houseladder have only 4 properties on their books compared to 814 on Rightmove.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

  • Yes, I agree - it will suit some and not others.

    I am still using regular EA but thought to post house for sale on other sites that are free doesnt hurt - it's all marketing and publicity that could help generate a sale.

    My thoughts were if I did get a query and a possible viewing for my home to have the personal meeting, viewing etc and then put them in touch with my EA and let them deal with the queries, negotiations etc - not sure how that would work but the EA can't complain if I am introducing but still paying their fee ??!!!
    (See I haven't got a downer on EAs, I am impressed with mine and completely trust them to handle sale for me).

    Of course, you are going to get those Buyers who have not had a very good experience selling their home previously so they will probably try and sell it themselves first and I would say, this is one of the best looking and professional FREE sites.

    Haven't a clue where TEPILO came from but a good talking point nonetheless.

    Until people know it's there, they won't use it will they. Isn't that what publicity is about? I only knew about Rightmove a couple of year's ago.

    In my area, Houseladder doesn't have any properties. Not one, in the whole county....... and there's well over 500 for sale through various agents.

    I've just had a look to see what proportion of Vendors are using these online agents

    In the whole county (Warwickshire) There are over 1000 properties for sale on Rightmove, 13 on Tepilo, 17 on Housenetwork and 21 on Houseladder.

    In my town, Tepilo have none, Housenetwork have 3 and Houseladder have 4.

    Out of the 7 that are on with HN and HL, 3 of them have been on the market for over a year (and are overpriced IMHO) and the other four are also on with a traditional EA.

    I just don't see them as being a threat at all, sorry.

  • I agree TEPILO is no real threat to EA currently.

    Tepilo is no threat to Rightmove as their database is probably 99% EA based properties. (House Network is the only non based EA that advertises on Rightmove that I am aware of??).

    Seems Tepilo may be a threat to the other online sellers you mention like HouseLadder and House Network.

    - Advantages of going on House Network is that you will be on Rightmove but you have to pay.
    - Advantages of going on Tepilo is that it is still FREE.

    We talk about RightMove because its an aggregator website that hoovers ALL properties from the local EAs websites and places them in one easy to see place. Tepilo has to have stock uploaded to it by the Vendor/Landlord and doesn't really do anything other than provide an internet portal for them to display pictures of their house and contact details.

    No website like this will ever be a threat to EAs as they can only display pictures and a phone number for the vedor. Not everyone has time to coordinate viewings, take calls at all tikes of day and night, nogotiate offers etc.

    EAs provide a service to people which they pay them for and this service is far more than simply taking photos and uploading them to a website. There will, of course, be a few people who see it as a potential to save a bit of money but, realistically, this will never make a dent in the EAs market. People who don't want to use an EA don't use one.

    I can't remember who said this, but "time is the currency of life" - There are no refunds if you waste time so spend it wisely.

    and, given the state of the market at the moment, general financial conditions, etc - would you say it was money well spent or not?

    What was the selling price? Was the £5k purely for your sale, or does it include any aspect of your purchase?
