    I think you probably misunderstood the term 'property !!!!!!'. Perhaps you should google for sites with less houses.

    if I'm on maps.google I'm looking at maps, on that site I'm supposed to be looking at houses and would expect to be able to scroll down the page...

    I consider these sites a false economy. I pay an EA to negotiate the best possible price for my house - to do this they use their local knowledge, knowledge of my house, knowledge of the purchaser (what other properties are they looking at, what offers have they made on previous properties, and financial info, if they've been to see the EA's IFA), plus whatever info the EA can source. They negotiate for a living so I expect them to be better at it than me.

    I know there are lots of crap EA's out there, but I've used the same one for the past 3 sales and he's been absolutely fantastic and always achieved more than the original valuations provided by the 3 EA's I get to quote before selling. Last time we got £10k more than the highest valuation. The best way to sell a house is get a good agent.

    So great save £2k by selling the house yourself, however, if an EA could have got you £5k more, you've actually lost £3k.

  • For me, spam is put there by someone profiting from it. In this case, I don't think IMadeMyOwnLuck is actually connected to the site, so I won't click 'spam'. I don't think we should be using the spam button for threads which merely annoy us but do not pass the profit test.

    It is interesting to me to see the site in question, but I am left completely cold by the Sarah Beeny connection - and I think there is scope for a worthwhile discussion.

    correct, I have no connection whatsoever with the site but I did like the ease of use and concept. It will obviously only be very effective if it attracts more sellers and buyers, however this has to be a site I will look at first if I ever want to move.

    Is this site going to tell the seller about the state of the chain (if any) below the buyer?

    Is it going to help the seller find out whether the buyer can get the mortgage that he will need?

    I am not saying that estate agents are all wonderful, but that people oversimplify if they think they can sell using some website - you may be able do so and in some cases people will say how wonderful it all was and how much they saved because their transaction didn't have any problems and no problem buyer.

    However, it may not work, and sometimes a good estate agent would have found out the problem at an earlier stage because he would have used his experience to ask questions of the buyer and of the people involved in his chain below.

    I am sure some estate agents would like to comment on this.

    I've hesitated to post on this thread as this topic, in particular, has been done to death. However, Richard, you raise a very valid point. Whilst I agree that there is a place for websites like Tepilo, I don't think that they are suitable for everyone and therefore, I do not see them as a threat.

    I can't emphasise how much time and effort goes into keeping a sale together these days and yes, people often over simplify this process. Often an EA will have a dedicated sales progressor and their only role is to keep sales together. The amount of time it takes to qualify the offer, negotiate to offer, check chains, check funding, instruct Solicitors, send HIP's, check the Purchaser has instructed Solicitors, chase the survey/mortgage offer etc is astronomical!

    If someone is happy and confident enough to do all this then I suppose that websites like Tepilo will suffice, however, the average person will not have the time, inclination or knowledge to do this!
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    What I don't understand is how this website is going to make its money?

    If its free to use how will it make enough?

    The biggest problem of any free site will be getting enough people to put their houses on there. Its a bit like an electrical shop having only 2 TV's for sale. They might be cheap but if your after a different model its no go

    It may be for you, but not for me I'm afraid. According to Tepilo (where did they get that stupid name from?!) in a 10 mile radius of my town, there is only 1 house for sale! :eek: (RM has 136 in my town alone)

    Also, I like to be shown around a house by an Estate Agent the first time so that I can have a good nose at built-in wardrobes, cupboards etc, also negotiating through an Estate Agent is easier I feel. I assume that websites like Tepilo offer no such services.

    Each to their own I suppose, but I'm afraid I won't be bookmarking it & will keep on using RightMove. ;)
