There will be plenty of people out there that you have refused viewings to that will have put their house on the market, been sold and settled in their new home in that time.
I have sold to people who have managed to sell quickly after viewing and I am sure there are many others out there who have done the same. Sometimes if you're refused a viewing, you just don't go back to that house. Especially if you find somewhere perfect that will let you view. Perhaps a little more flexibilty might have gotten you that 'SOLD' sign a little more quickly?
I try to couple people who haven't sold with 'hot' viewings so I don't have to stage the house twice. It's impossible with kids.Everything that is supposed to be in heaven is already here on earth.

I would definitely allow poeple who haven't sold yet .We had loads of viewers come round who hadn't sold and some weren't even on the market yet.One who wasn't on the market, put their house on 2 days later and 2 weeks after that sold it and is buying ours.The house we saw that we are buying now,we went and viewed twice before we had sold ours.It all depends on how you feel.0

Wanted to just share my thoughts...i am an estate agent....LIZZIE RUNS !!!! LOL
Ok, it has been very quiet recentley ....we are still getiing sales but there taking that bit longer to achieve !
In my opinion , if your happy with the agent there is no reason to change.. make sure there advertising it on a regular basis,and maybe every so often give them a call to let them know you are keen to get moving.
If you are happy with the agent but very keen to sell why not go multi agent ? Your fee will usually increase but you will only pay the agent that sells your property. There is no point going with the agent that advertises in the same paper as your not really going to be getting any more coverage.
It is a positive thing that your agent has said he doesnt think its the price....many agents will just blame it on the price to get it reduced and sold quickly ! If you are still unsure why dont you just add "offers based on" or "open to offers" . Maybe hold an open day ?
It is not a massive length of time to be on the market so i would not be overly concerned. Its just a matter of the right person coming through the door. Do you do your own viewings - maybe ask the agent to do them instead.
I would NOT reccomend only having people who are in aposition to proceed view - and am shocked any agent would.
Most people will find the property they want before they have sold.

Oh and some inside info....your agent can get a report for you off rightmove which tells you exactly how many times people have viewed your property etc.
We also do a simlar report in our office which shows exactly how many sets of details have been sent out. GOOD LUCK !0 -
1 more thing i think you would be best to offer to pay the stamp duty instead of reducing ! x0

Get them to take of the virtual tour - not a fan of these - people will decide if the property is for them just from this instead of viewing - you will get more people viewing if you take this off. In my opinion ! Sorry im going on...will go now x0 -

Quite a lot of us on here have viewed it though with no intention of buying it- bear that in mind when you get the figures off your EA:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

Funnily enough, we spent the weekend doing up the garden a bit more and it is now looking lovely, with plants in pots scattered about the decking etc. We have a viewing at 10am today and the house is of course immaculate ready for that. The viewer is not dependent on a sale to buy, so let's cross everything, right?
Now as for the red wall in the living room. It was there when we bought the house and was a factor in us choosing it. It has had overwhelmingly positive feedback however one couple did say " it looks much better than in the photo, it looked really overbearing but in real life it looks loads better". My boyfriend is going to speak to our agents this afternoon, a real "cards on the table" moment and I think from your comments one thing we will ask is that the photos are improved. I may ask at a minimum for the virtual tour of the living room to be removed as the colours look really garish and the living room to be re-done. It wa the agents suggestion that the lights should be on in the living room, as "the pictures look better", but I agree, it makes the room look a bit dingy.

If you are happy with the agent's activities on your behalf, then stick with them - too many people change agents over and over in a desperate attempt to sell and it often makes no difference (unless the agents you are changing from are lazy and useless) - if the buyer isn't out there, you just have to wait - like millions of others over the past year.
However, you can't do enough marketing for a property. Selling is about plugging away until you get the result and not giving up. Nobody said it was easy and you should just ignore the stats the media love to throw up (like "on average it takes x number of viewings to sell a house" - it doesn't, every house is DIFFERENT and there is no way you can apply these so-called stats to any particular sale, that is just a route to disappointment).
Try expanding your marketing - keep the agent, but add some online advertising with a decent private selling website - if you have a sole agency contract, this does not stop you advertising and selling privately and you could save a packet on commission if you do. Also consider some small ads in your local paper - if you use this in conjunction with an internet ad, you can keep the costs down to a minimum by referring to the online listing for full details and photographs.
If you are concerned about keeping the agent in the loop, field the private enquiries yourself, but refer these to your agent for handling of viewings /negotiations - you could negotiate a discount on the agent's final fee for buyers YOU find yourself but they run to completion for you of 25-50%.
