    In my mind, feedback like needing parking and preferring another road are valid points and if someone had another property in the area that ticked those boxes they'd go for that one... But no point worrying about it if it's things you can't change.

    The football and nice summer weather, plus school etc will affect viewings. I used to work in property and viewings declined considerably when the sun was out or a big even was happening.

    Ask the agents to get real feedback and get on the viewers side completely by saying things like 'as an agent I really need to know what was wrong with the place so we can advise the vendor of anything they need to look at/improve etc'.

    Looks like youve done good job- but just in response to the pictures- uotside looking light and bright-inside looking a bit dull-why showing kitchen with about one third available window opening obscued by a blind? Frnont window- full nets and light on-I realise it fronts to street- but any poss to make it less cut off from outside?
    Finally-if it was mine- the red wall would have to go- fine to live with if thats your taste- but in a terraced property it must have aneg impact on perception of space - but hey-thats only my opinion-

    yep, they are giving the feedback, but it's pretty useless: "oh they really loved your house but they've decided to proceed on one with another agent because they preferred the road" "Oh they really loved your house but they want off-road parking" "oh they really loved your house and they would have made an offer it it had been a bit wider". Not really very useful!

    Comments like these can, but not allways, mean that a house is over priced.

    'They would have offered had it been a bit wider' feedback indicates the viewer felt the property was too small, but compared to what. If they have offered on another property that was asking the same as yours, yours may be priced to high.

    'they really loved your house but wanted off road parking' Have they seen other houses at the similar prices that offer off road parking? ORP is a real bonus for terraced properties.

    'They preferred another road' Why? what is it about this road they liked, was it in a better school catchment area? Closer to a station?

    This are the things you need to be asking yourself & your agent. The market is quiet, many are putting it down to the world cup & its not just agents saying so, go and ask a local garage how many cars they've sold in the last month.

    I was also going to say when we tried to sell ours people said it was lovely and then go offer on something else.We then neutralised everything,even going from peach walls to cream and it seemed to work.Some buyers won't like the red brick walls in the lounge.Could also try and get photo of it of the table in kitchen as people like to know they can eat in there.Other than that cannot see why it won't sell,unless people really do want a garage or specific parking space and if they do shouldn't be looking at yours.Might be time to change agents,might be the agent has so many on the books that he cannot push yours?

    I dunno a red brick wall in the lounge would make me buy it :) I think its gorgous your house, you should be chuffed with it IMHO

    I think your house looks lovely, and If I could get something like that myself d be overjoyed. I would say you migt want to get a few more pots in the garden but really, thats neither here nor there overly.

    I dont know about the pricing round your way though, & I wonder whether the price is prohibitive etc? I really just dont know.

    Change your agent. Business is business. No sentiment in business which is why succeessful business people succeed.

    Nice house, looks good, if price is ok but you are prepared to drop a little why not give 5% cash back to help FTB or property investor? Just a thought.

    I think your house is lovely. Of course there's personal preference, but the way it is decorated, it will appeal to a wide market. There's nothing to change at all. The houses around you are of similar type so knowing what price to market at will be fairly easy for your agent.

    A good part of town generally means a little more expensive, so people will see other houses in less desirable areas that have more space... If we could all live in our ideal house we would, but most of us can't afford it so there's a compromise. You just have to find a buyer that wants location over off road parking or a but more space.

    If your agent is happy with the price I'd be happy too as they're generally first to suggest a drop! Hang on in there, your house will be perfect for someone soon. If you want to drop the price, it's your perogative...depends on how desperate you are!
