    Thats a great idea court jester, I might try that as well myself. We are getting quite a few viewings but no offers yet, and only 1 or 2 have even considered it.
    Is there any private site you could recommend as some are quite expensive.

  • We have had a meeting with our agent today and it turns out the person who took our house on has just been sacked! Wondered why we hadn't heard much from them (all the viewings came from different people in the branch and at other branches).

    The manager stressed that he thinks they should have sold it by now, the market IS slow at present however he doesn't hink we need to reduce the price. He offered to go joint agency for 2% (we are on 1.5% at present) and there is another agent we woudl consider going to. two aquaintances of mine are moving to the area and they both independently said to me this agent has houses similar to ours and we should think about them. They do great listings and better photos than my current agent and very much aim for the "young and trendy" segment of the market. Would it be worth trying them out jointly? It would only cost an extra £700 if we get the asking price...

    The fact that the person who took your house on has been sacked should have no relevance as to the level of service you have received. Even if the person, who was sacked, was solely responsible for your property, another agent should have been assigned to look after you.

    As for going joint, only you can decide if its the right thing to do. If this other agent provides a much better service, then why not looking at changing to them on a sole basis?

    Yes they'll find you with new agents. Have you actually spoken to the buyers who are keen or is it just the agent telling you that you have someone keen and they haven't sold yet,just so they keep your business,as we had that with our old agent,who was stringing us along saying oh we have at least 4 people who were interested but they haven't sold yet and to this date we haven't had a call to say they want it.You have to do what you want to do and it's a tough decision to make,but a fresh pair of eyes on it may give it that boost.

    Depends what you mean by expensive - the better national sites charge only £100-£150. You get what you pay for so going cheaper is not the best option and you need to choose carefully when running online advertising with an agent - you can find a selection of the leading contenders on Google UK, try "sell my house" - ignore the sponsored advertising, just look at the main results.

    If your current agent have introduced this buyer, they will be the one entitled to the fee, when a sale is agreed, the contract will usually say something to the effect of 'unconditional contracts are exchanged with a buyer who we introduced or had negotiations with...' If you change agents, get some details of this buyer from your agent so that you can inform the new agent that these people exist & that they were introduced by the previous agent.

    If theses buyers come back via the new agent, you may liable to two sets of fees.
