    The problem is that if you start doing everything the tenant asks of you from day 1 they think it is OK to ask for things all of the time, and they are never off the phone. This tenant must be a newbie at renting because anyone who has rented more than once knows that what you see is what you get when renting. If something is not there during the viewing it will not be supplied later.
    The agency sounds really bad as well. Unfurnished NEVER means bedroom furniture, that would be part-furnished.

    This is what I am worried about. Its not a good start. I don't want phone calls about light bulbs....

    One post you are angry with the tenant for getting you over a barrel. Another post you are worried about losing tenant and having a 12 month void. Another post you need the rent for mortgage. Another post you don't.
    Now you are worried this tenant might prove troubesome in future.

    OK - we've all answered your original Q: 'unfurnished' has no strict definition. It's up to you to agree the definition with the tenant.

    Either sweeten the tenant by buying what they want, or tell the tenant the house comes unfurnished and see if they walk or not.

    If you HAVE to buy extra white goods, you could always try something like BHF furniture store. It's a charity one, but they make sure stuff works and is in decent condition before selling it.

    Personally, I think unfurnished means just with a cooker, and unfurnished with white goods means you have fridge-freezer, washing machine and maybe a dishwasher/tumbler

    Okay this is really bad advice.

    Firstly if the tenant hasn't signed a contract you have no right to the deposit.

    If they have signed the tenancy agreement, you have to wait until they are two months behind in rent before issuing the appropriate notice and going to court for possession. To do otherwise is to illegally gain possession as their tenancy agreement still holds until you follow the appropriate steps.

    Personally I would provide white goods, fridge and freezer can be provide for a total cost of £250.00.
    Are you confusing the deposit the tenant has paid to secure the place with the deposit for the contract?

    AFAICS, it is legit to retain a deposit to secure the place, because the place has been taken off the market etc and the tenant is backing out on grounds which were apparent at the time of agreeing to take it. Of course if it is the deposit under the AST, then that would be a different matter.

    We are not at the point here of even contemplating going to court to gain possession.
