What Does Unfurnished Mean?

    I know what people are going to say tell the tenant to stick it and find someone else but I am not in that position as I am moving to a new house and relying on the new tenant to pay a percentage of my mortgage.

    You have not thought your budget through. If you are so dependant on this rent that you cannot wait for a suitable tenant, you are seriously at risk. You should always have a financial buffer for your mortgage and other costs. What if the tenant stops paying rent and it takes 6 months through the courts to get them out? What if they trash the place and you need to re-decorate? What if there are unexpected repair bills? What if what if.....?

    What if you get knocked over by a bus on the way home from work? What if I lose my job? You cant worry to much about what ifs sometimes you just have to go for it.

    You don't get rich playing safe. Read any millionaires story and this will become apparent.

    I am not dependent on the rent and could afford the mortgage if something goes wrong but that is not ideal really. I am more annoyed that I am being backed into a corner.

    I am going to bite the bullet and buy a fridge freezer as this tenant is willing to sign up for 12 months which is great.

    I once rented out a spare room for £25 pw, and on the first day guy asked if it included meals.
    Been away for a while.

    That's not quite how your previous post read:

    Anyway, if you now say you "could afford the mortgage " then you are NOT "backed into a corner".

    Tell the tenant the house is unfurnished and if he walks away, find another tenant. You'll have saved some cash, the hassle of getting furniture you don't want (which must comply with regulations AND be maintained), and not be lumbered with a tenant who has caused grief (to the extent of 37 posts on this forum!) before he's even moved in!
  • In your situation I would rather tell this tenant to look for somewhere else than have to go though the hassle and expense of supplying flipping wardrobes. Even if the property is empty for another month it would be less than the cost of providing furniture when you intended to let the place unfurnished.

    This tenant will continue to be unrealistic and unreasonable for the entire 12 month tenancy, I guarantee it

    What if the property remains empty for 12 months? I will have to pay 12 months mortgage when I could just buy a fridge and washing machine.

    Kind of cutting my nose of the spite my face really.

    My post was to determine what the definition of unfurnished was, or at least what people understand the definition to be. I have options doesn't mean I can be p off with being forced to spend the cash. I wanted to know that if I contest it would I be in the right to?

    Then I go back to my original post on this thread:

    "If on the other hand this is a prospective tenant, who is reluctant to sign/move in unless you provide certain items, well then it's up to you to decide whether getting this tenant in place is worth the cost of the extra items.

    Entirely up to you."
