Then I go back to my original post on this thread:

"If on the other hand this is a prospective tenant, who is reluctant to sign/move in unless you provide certain items, well then it's up to you to decide whether getting this tenant in place is worth the cost of the extra items.

    Entirely up to you."

Thanks for your help I guess I was just looking for confirmation.

You don't get rich playing safe. Read any millionaires story and this will become apparent.
True, but without the flip side, it's only half true. The flip side is that by not playing safe you can become very poor quite quickly.

i've rented before but 1/2 furnished. The fridge and washing machine were far from new... which makes me wonder if you would be able to get a reconditioned second hand machine for the flat? I suppsoe they'd need to be checked/certified, but if they had been just your old ones you'd have to do that anyway, so perhaps this could be a way to save money and the environment?

If you are wanting to take this tenant then try freecycle or gumtree.....I think you will have to get them safety checked though....

    Some good advice thanks guys.

It appears that this is a grey area and that there is room for interpretation.

What is annoying is that I showed this tenant round my house with all my furniture in and said that none of it is staying. The tenant said she had a lot of stuff so no problem. The tenant has paid the deposit to the letting agent and we have agreed a moving in date and I am moving into my new house. At the 11th hour the tenant is now demanding more furniture, dinning tables, wardrobes etc... essentially hold me over a barrel. I have to now go an buy these things or I guess they are not moving in.
Actually you have her deposit. You have her over a barrel. If you have been straight with her over what stays and what goes, then remarket and keep her deposit

This is an expensive mistake I admit and I should have agreed this in writing prior to anything being agreed.

I know what people are going to say tell the tenant to stick it and find someone else but I am not in that position as I am moving to a new house and relying on the new tenant to pay a percentage of my mortgage.
OK, she has you over a barrel because of your weak financial position. But frankly, in your financial position, can you afford a tenant who has you over a barrel? Keep her deposit and give her an ultimatum to sign the tenancy or you will remarket.

Trouble with this is that by providing them, you become responsible for maintenance. If the washing machine breaks down, LL has to repair or replace it. That's one of the reasons lots of LLs prefer 'unfurnished'.

Er, it sounds like your letting agent is representing the tenant here rather than you. I'd think about changing to an agent with a better understanding of the agent/client relationship.
Totally agree. Need to crack the whip over the agent.

  • The problem is that if you start doing everything the tenant asks of you from day 1 they think it is OK to ask for things all of the time, and they are never off the phone. This tenant must be a newbie at renting because anyone who has rented more than once knows that what you see is what you get when renting. If something is not there during the viewing it will not be supplied later.
The agency sounds really bad as well. Unfurnished NEVER means bedroom furniture, that would be part-furnished.

oh i totally agree unfirnished is better for the landlord but if it's down to supply a fridge or loose a tennant, and the OP is considering buying one due to this, and is in a little bit of a money pickle till the rent comes in, then perhaps second hand might be an option?

Okay this is really bad advice.

Firstly if the tenant hasn't signed a contract you have no right to the deposit.

If they have signed the tenancy agreement, you have to wait until they are two months behind in rent before issuing the appropriate notice and going to court for possession. To do otherwise is to illegally gain possession as their tenancy agreement still holds until you follow the appropriate steps.

Personally I would provide white goods, fridge and freezer can be provide for a total cost of £250.00.
