    Hope the valuation has gone your way and that you get mortgage sorted soon.Then at least you'll know where you are with your budget.Must be so hard after all your budgets being done to the penny over the last few years not knowing what they are now.

    Yes, once I get the mortgage sorted (or not, as the case may be), I can sit down with my calculator and get cracking on seeing where we are, and what we can realistically do.

    Until then, it is all so up in the air, and I am scared of spending money or thinking about things in case I am way off the mark. If I don't get the mortgage, then things will be incredibly tight, and will need some serious hard work - it will be doable, but it will be quite tough on a day to day basis.

    If I get the mortgage, I have £250 extra in the budget, which is a significant amount to act as a buffer.

    I will be disappointed if it doesn't go my way, beanie, because I know what another house around the corner is for sale for - and mine has the addition of a conservatory, but the asking price for that one is more than I need my valuation to be.

    And the valuer didn't seem to be in a grump, or having one of "those" days when I saw him, so hopefully he wasn't knocking 10% off everyone's value for being in a bad mood or anything!

    I've managed another NSD, and still not spent any of my £20.........:)

    hope all is well with the mortgage. Hugs - it is still very early days - and you are doing amazingly well.

    Dont forget to look at freecycle if you need a newer hoover

    3) Mortgage neutral by 06/30 (AVC £26.8K + Lump Sums DB £4.6K + (25% of SIPP 1.2K) = 32.6/£127.5K target 25.6% 13/9/25
    (If took bigger lump sum = 54.5K or 42.7%)
    4) FI Age 60 income target £17.1/30K 57% (if mortgage and debts repaid - need more otherwise)
    (If bigger lump sum £15.8/30K 52.67%)
    5) SIPP £4.8K updated 13/9/25

    the hoover is ok - it just cuts out if you use the tools for too long, so generally when I am about two thirds up the stairs, it decides it has had enough - then it takes half an hour before you can switch it on again.

    I did ring the customer helpline about it when I first got it, but they said they all do that, so I just have to put up with it.

    I don't hoover my stairs too frequently, though, so it is not holding my life up too much in any great way!

    I'm only doing well because I have to. If I cave in to the enormity of what is happening, I will crumple and won't find it easy to dig my way out. I have too much to do to fall apart :o

    I'm sure it will all hit me in due course - and I just have to be ready for it and get as much of the practical stuff sorted now, so that it doesn't suffer when I eventually do crumple.
