    Fairly sure it came as a HUGE surprise to all you hpc-ers who were so merrily predicting doom, gloom, plague and pestilence for the housing market this year.

    Only for it to end up with a 5% annual gain.
    Just out of interest, you've stated that there was a 5% annual gain in 2009. Where are you getting these figures from when your signature states that annual house prices are up circa £15k? Surely the average house price isn't circa £300k?

    Just from personal observation, is it me or are people getting a lot more catty again on this site? I have to admit I did think you were one of the main culprits but reading your more recent posts you seem to have diverted away - many thanks as it makes these more pleasant to read. Just a few others to change now.
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    There was a 5% or so annual gain, ie, from 1st of Jan to end of Dec 2009.

    There was closer to a 10% gain from 1st of Mar til Dec.

    The difference is the large falls experienced in Jan/feb.
